If you’ve been walking around town in the 10021, 10028 and the 10075 zip codes something is rapidly changing. If you can’t see it you can hear it. It’s the sound of construction. There are approximately 30 new high rise buildings under construction from 70th to 96th streets between the East River and Fifth Avenue. Hundreds of new apartments will be coming on line soon. If you read the papers you would assume everyone is leaving New York City but with the rate of ongoing construction developers must believe these new buildings will eventually be completely occupied. The buildings look modern and have inclusive amenities but what they generally do not have is larger floor plans for the majority of the units being produced. Mayor Adams’ YES proposal allowing all new construction to not incorporate car parking into their floor plans was to allow construction costs to decrease since each parking space costs approximately sixty-seven thousand dollars to build out. These savings would allow for more units to be produced at a lower cost supposedly leading to reduced prices for renters or buyers. However, just the opposite is occurring with rental and purchasing prices rapidly increasing. The impetus in theory for all this sudden building was the completion of the 2nd Avenue Subway or the Q line. The pandemic in 2020 held up the beginning of most construction but now it’s going full force with more building sites being prepped for future construction. OUR AREA IS GROWING IS THAT A GOOD THING

OUR CORE VALUES So, it’s going to get a lot more crowded in our area in the next two to three years and hopefully that will be a good thing for small businesses like me. We always like meeting new patients and taking care of their oral health needs. For a referral is the best compliment you can give and we greatly appreciate your confidence in us. The old adage of build from the ground up is appropriate here. First go underground and build the subway, then dig some deep foundations and then the sky’s the limit. Once above ground level the construction crews can build a floor per day. The goal is to provide you more in service value than what you actually pay us for. Without you our patients the practice would not exist, for you are the reason we are able to be here. Our core values are to be positive, concerned and intuitive. Why are you here? Are you comfortable? We can help! Obviously, you came to the practice to keep your mouth healthy. Sometimes in life emergencies do happen and then you’re here to get out of pain. Going to the dentist is not on most people’s top ten list. You go because being proactive is always better than being reactive. Your brain wants to avoid pain and if you’ve had a bad or painful dental experience in life your brain says stay away. It’s a defense mechanism. The downside is by not coming in when everything is fine but only showing up when you’re in dire straits, just reinforces any prior negative experiences. That’s why a main goal is to always keep you comfortable and we try very hard to accomplish this. I, myself do not like going to the dentist and it’s a lot different being the dentist than the other way around. I keep this front of mind when treating you. Our practice vision is to instill confidence, create value and educate you about solutions. Ultimately we desire to create a bond with you. We are pleased to have you part of our practice and are always happy to meet any friends or family you may refer.
