C orporate Mailing Services Inc. (CMS) started 25 years ago as a mail and pre-sort company. Since then, as the world’s technology adapted, so did CMS. The company grew over time and expanded its offerings to transactional mail services like invoices, statements, tax and water bills and other notifications, direct mail printing and insertion services, document imaging and scanning, and on-site mail and copy center management. In addition, CMS provides postal optimization services and innovative barcode technology to help customers save money on first-class postage and add visibility on timely communications.

Servicing the education, financial, government, health care, insurance, nonprofit, print marketing and other industries, location serves as CMS’s primary factor in choosing and remaining at its headquarters. Conveniently located in Baltimore, Maryland, near I-95, I-695 and other major thoroughfares, CMS’s location appeals to its employees and customers alike. Because technology is ever-changing, CMS offers a lot of services, especially for organizations in the process of digitizing previous years’ document and data collection. Over time, CMS’s needs for manufacturing and warehouse space has changed. In 2009, St. John Properties staff assisted CMS with an overall expansion by helping to

restructure the facility’s layout, reduce its office space utilization, and expand its footprint to include an additional St. John location nearby to house CMS’s Presort Division. “That allowed us to lay stuff out a little more efficiently … we appreciate that they’ve worked with us through everything,” said Jennifer Hoyer, CMS customer support manager. St. John Properties saw the changes during the expansion as an opportunity to make additional interior improvements, like updating the bathrooms and replacing floors. “When employees see things like that — it boosts their morale,” Hoyer said. The company currently employs 70 people and operations span over 28,000 square feet, which St. John Properties played a part to help make “a more efficient, usable space,” said

Richard Aspland, CMS facility and technical support manager. “St. John has been there throughout every step of the way, when we needed to add office as well as customized manufacturing space.” Customer service is one of the most important factors CMS considered to remain a St. John Properties tenant long-term. “When we had difficulty with docking space, St. John came in and increased our docking area by building a retaining wall and adding in roughly 20 feet of depth so that tractor-trailers could egress more safely and efficiently.” Aspland explained, “They’ve been responsive with our request and have been very proactive with our building maintenance to ensure we are always running at 100 percent.”
