Insights into the sports and entertainment lifestyle through a real estate lens
ENVISIONING THE NEW S&E LIFESTYLE The world of investing is changing. The art of living is evolving. It starts at home - literally and figuratively. The value of the home, and the values exemplified within the home. The structure itself that cocoons and safeguards. The flow and sacredness of that physical space. Let’s start with investing and saving. Today’s entertainer is making money and is savvier at a younger age thanks to TikTok, YouTube and NIL. While an older generation of entertainers invested by purchasing long-term US bonds and annuities, today’s athlete is buying crypto and investing in VC funds. They also are starting to realize how quickly all fiat currencies are being debased and so they want to own scarce assets that will hold value over time - think Bitcoin and great businesses with cash flows. In fairness, both generations own real estate because they need a place to live, and also because high-quality real estate is an inflation hedge and store of value. The difference is that in the world today, there is no privacy for the high-profile individual. Except at home and in an era of debasing fiat, owning high-quality real estate is ever more important because scarcity drives value. Real estate is seen both as an investment and as a refuge. Compass Sports & Entertainment Division members collectively know how to hold all of these nuances together and guide our sports and entertainment clients appropriately. As such, we play an active role in shaping the aforementioned evolution of the home-life for our clients - one that melds together the artistic, creative, restorative, and financial elements in an intricate balance that is unique to each one of them.
Our job is to curate events that feel elevated, intentional, and worth traveling for, in collaboration with agents in the host cities who know the market, the culture, and the experiences that can’t be replicated anywhere else. Every detail matters. Where we meet, what we do, whom we partner with, and how the experience reflects the identity of our Division. When it’s done well, meet-ups don’t feel like another industry gathering. They feel like something you don’t want to miss. As we look ahead to 2026, we’re already planning iconic events in Chicago this Spring and New Orleans in the Fall. These are cities with real character and energy, and we’re working to create experiences that are memorable, curated, and unique to our group. Events like these don’t just improve attendance. They strengthen the bond within the Division because we get to experience something truly special together. That’s the real value of the meet-ups. They create shared moments that turn relationships into real connection, and connection into a stronger Division.
Jon Granston Meet-ups Committee Chair
Why Meet-Ups Matter
One of the most important parts of what makes our Sports & Entertainment Division different is how we come together in person. The relationships, trust, and collaboration that exist inside this Division aren’t accidental. They’re built through shared experiences, and that’s why the work behind our meet-ups matters so much. Serving on the Meet-Ups Committee has been one of the most rewarding roles because we don’t just plan dates and locations. We help shape the energy of the Division.
Ben Moss National Director & Executive Committee Chair Compass Sports and Entertainment
S&E Report 05
We push forward, dream boldly, think expansively, and ask the right questions so we can improve our Division in the most meaningful ways. Today, the Innovation Committee is focused on education, both how we educate ourselves and how we educate our clients about real estate and entrepreneurship. We are living through an artificial intelligence revolution, one of the most disruptive periods in modern history. It is also an era of digital currency and heightened social tension. Our Division is exploring seminars, webinars, and events that equip sports and entertainment clients with real estate knowledge that supports both their success and ours. One of the most meaningful aspects of real estate is helping people use it as a vehicle for a better lifestyle and long term success. Our Division focuses on sports and entertainment clients and how they use real estate to support lifestyle goals and investment strategies. Innovation is essential to this mission as we continue to increase our impact, adapt to a rapidly changing environment, and build a movement that delivers unparalleled value to sports and entertainment clients.
In a Division built on discretion and trust, integrity matters just as much as achievement.
Every new member shapes the experience of the whole.
Our role is to be thoughtful and intentional — to welcome individuals who elevate the standard, contribute generously, and strengthen the collaborative spirit that makes this Division so distinctive. The work often happens quietly, but its impact is lasting. By protecting the culture at the point of entry, we help ensure that S&E remains not only exceptional in performance, but exceptional in people.
Victoria Massengale Membership Committee Chair
Matt Breitenbach Innovation Committee Chair
Innovation sits at the heart of every great company, division, team, and entrepreneur’s vision. At its core, innovation is creation. How do we create value for the agents in our Division? How do we create value for the remarkable clients they serve? Most importantly, innovation is about doing things better. I often ask my team: how do we disrupt for good? The greatest dangers in entrepreneurship are complacency and standing still. The Innovation Committee within the Compass Sports and Entertainment Division exists to ensure we never stand still.
The strength of the Sports & Entertainment Division begins with the people inside it. Compass S&E is known as one of the most selective communities within the company — not simply because of production, but because of the character and care our members bring to their work. The Membership Committee has the privilege of helping steward that culture. While performance is important, it is only part of the story. We look closely at how an agent leads, how they collaborate, how they navigate sensitive situations, and how they show up when the stakes are high.
S&E Report 07
The care, thought, and shared purpose behind the work we do together is what gives it meaning. In a world shaped by extraordinary talent and high-profile lives, the home becomes something more than a place—it becomes art. It is where talent rests, trains, and recharges. It reflects the highest expression of lifestyle, just as a museum offers beauty we carry with us through life’s turbulence. For our clients, the home is a work of art because it restores and protects—physically, mentally, and emotionally. It resets, revives, motivates, and offers sanctuary. It is also where we gather, entertain, and share life’s greatest treasures. We spend our days networking, performing, collaborating, and engaging at the highest levels—only to return home and take in the beauty of it all. As we move forward, our focus is simple: to go deeper into the art of our craft and to continue strengthening our brand for the love of it. Contact Brooke Giannetti at 813.255.3466 or brooke.giannetti@compass.com for press features, marketing events, publications, or other creative partnership opportunities.
Every detail is thoughtfully considered so that each Small Group feels meaningful, relevant, and aligned with who we are as an S&E Division. This level of care, collaboration, and trust is what sets our Division apart. The work isn’t always visible, but its impact is felt throughout the S&E community and Compass as a whole. I’m proud of what we’ve built together and grateful for the leaders who continue to show up, invest in others, and elevate the standard of what this Division can be.
Brooke Giannetti Branding Committee Chair
Koki Adasi Small Group Committee Chair
This year, Compass Sports & Entertainment reached new heights.
Small Groups are where connection comes before the transaction.
We expanded our presence both internally and externally—doubling our exposure, deepening our referral network, and growing meaningful media partnerships. Through it all, we remained anchored in what matters most to us: discretion, collaboration, and excellence. Quality has always guided our work, and we continue to choose intention over scale. We are deeply grateful for our long- standing partners and for the new relationships we’ve been fortunate to build. Every connection matters to us.
In a Division defined by excellence, discretion, and collaboration, Small Groups help create space for real relationships to form—where trust is built not through transactions, but through consistency, shared experiences, and honest conversation. These smaller settings allow members to show up fully, learn from one another, and grow together in ways that simply can’t happen at scale. What continues to impress me most is the commitment behind the scenes. Our committee members lead without ego, with intention, and with a genuine desire to serve the Division as a whole.

PRIVACY BEYOND THE GATE
Let’s talk about privacy - one of our fundamental priorities as a Division is to protect our clients’ privacy. We take great measures to connect with the right people, learn from each other, and advise our clients on varying circumstances during a real estate transaction. Last year, we sat down with Mitch Schuster, “The Real Life Ray Donovan”, the guy who makes VIP problems disappear. This year, we connected with Sal Lifrieri, President and founder of Protective Countermeasures Inc. since 2002, excels in providing professional security consulting, training, and investigative services tailored for the executive leadership of Fortune 100 companies and High-Net-Worth Individuals. We discussed ways to be discreet that typically don’t come front of mind when it comes to security. Things that are seemingly innocent can have large consequences. Education and early collaboration between security consultants, architects, and interior designers is crucial when designing secure properties. Safe rooms have become a standard security feature for high-value properties, providing “Removing online listing details that reveal floor plans is critical”

S&E LEGACY EVENTS
FROM COURT TO CLOSE: IN CONVERSATION WITH GEOFFREY FRID
2025 NBA ALL- STAR LEGACY EVENT In February 2025, we hosted a Legacy event around the NBA All-Star Weekend. It was an incredible opportunity to bring together clients, colleagues, and industry leaders to celebrate the vibrant connection between sports, lifestyle, and luxury real estate. A special thank you to Geoffrey Frid and Monica Pauli for hosting the event and making it such a memorable experience.

S&E MARKET TRENDS
In 2025, the biggest shift is that many athletes and entertainers are separating “where they live” from “where they play” — buying primary residences in lifestyle-driven cities, while keeping investments (often more transactional) in the markets tied to their teams and work. - Matthew Doyle
S&E MARKET TRENDS
INSIDE THE 2026 PLAYBOOK How Athletes & Entertainers Are Buying, Investing, and Planning for What’s Next
Wellness is no longer a luxury — it’s expected — from “real gyms (not a Peloton corner)” to cold plunge and sauna setups, plus resort- style pools and outdoor kitchens. Joe Yost shared that buyers want homes that fit their day-to-day lives, not just a place to sleep, emphasizing flexibility, offices, and dedicated training spaces. Even design preferences are evolving, with Julie Provenzano noting a return to “layers and textural warmth… a Ralph Lauren aesthetic over minimalism.”
Where they’re buying is just as intentional. Privacy continues to outweigh prestige. David Goodrowe highlighted strong demand for gated communities and estate-style enclaves, along with a growing “two-home approach” — pairing a lock-and-leave city condo with a more secluded primary residence. Ann Carsey Heaney summed up the broader shift: clients are valuing “proximity and privacy over the status of an address.” Florida remains a strategic anchor for many, offering both lifestyle appeal and long-term growth flexibility. Investment strategy has matured alongside lifestyle priorities. Megan Zamberlin Watson sees athletes purchasing homes near practice facilities with plans “to potentially rent down the road,” recognizing long-term upside and built-in demand. Brett Dickinson reports clients leaning more heavily on consultants and advisors to avoid financial missteps, reinforcing that the team behind the deal matters as much as the deal itself. Even amid market headwinds, the appetite to own remains strong — it’s simply more calculated. Looking toward 2026, Division members anticipate modest rate relief, gradually improving inventory, and renewed buyer engagement — a more balanced market defined by collaboration rather than competition. Real estate has become both a performance asset and a long-term wealth vehicle. Every purchase is viewed through the lens of career longevity, lifestyle alignment, and future transition.
In a year defined by discernment, 2025 became less about square footage — and more about intention. Insights from our Division members reveal a clear shift: lifestyle is leading, and strategy is close behind. “Patience is the name of the game,” said Tye Stockton, as buyers take longer horizons and make more selective decisions. Nicole Kessler noted clients are acting more like portfolio managers than emotional buyers, prioritizing resale value, optionality, and discretion. In a higher-rate environment, many leaned into all-cash offers, rate buydowns, or simply waited for the right opportunity — a sign that precision has replaced urgency.
What they’re buying reflects that mindset. Scot Drucker is seeing demand for turnkey + life- ready homes with smart security, generator readiness, and low-maintenance outdoor living.
The playbook makes one thing clear: today’s athlete and entertainer isn’t just buying for the moment — they’re building strategically for what’s next.

How Car Enthusiasts & Formula 1 Racers are Accelerating Luxury Living
In Conversation With Geoffrey Frid
Car enthusiasts don’t just want a garage—they want a showroom.
What are car collectors and racing enthusiasts looking for in a luxury home?
“Athletes are no longer just athletes. They’re brands. The crossover between sports, business, and lifestyle is stronger than ever, and real estate is a natural extension of that.”
Geoffrey Frid’s transition from professional basketball to high-end real estate is a study in adaptability, perseverance, and an innate understanding of elite lifestyles. A former player at UC Berkeley and Northern Arizona University, Frid went on to play professionally for five years. In addition to joining both the Clippers and Lakers in the NBA Summer League, Frid played professionally in Israel, all while beginning his career as a real estate agent. Frid’s firsthand experience navigating the high-stakes world of professional sports now informs his approach to real estate, allowing him to guide high-net-worth athletes and entertainers with a grand level of expertise that extends far beyond transactions.

For devoted car lovers, the garage has transcended its utilitarian purpose to become the very essence of the home. Lauren Forbes emphasizes that ample space and privacy are paramount. "They are looking for generous space to house their collection of vehicles," she states. "It’s not just about where the cars are parked—it’s about how the space contributes to the feeling of luxury throughout the home." Former Professional NASCAR racer, Boston Reid, further notes that enthusiasts desire more than mere storage; they prioritize accessibility.

THE ART OF MODERN LIVING
Where Waterfront Living Meets Iconic Leisure
How modern and contemporary architecture are shaping today’s luxury landscape
The ability to spontaneously drop anchor at The Wharf or Elliott Key is a major draw. Waterfront living delivers instant gratification.
For serious boaters, the appeal is less about performance and more about precision, ease of movement from home to dock, and the kind of thoughtful design that supports leisure on their terms. “The lifestyle is a combination of location and proximity to the water, along with the right setup for ease of use,” says Eric Iantorno, pointing to seamless transitions as the gold standard. Liz Hogan agrees, noting that today’s buyers “want a lifestyle that is luxurious, easy, and comfortable,” and that their home should offer a streamlined entry point to unwind with family and friends. For many, like Scot Drucker’s clients, it comes down to freedom. “The ability to spontaneously drop anchor at The Wharf or Elliott Key is a major draw. Waterfront living delivers instant gratification.” What defines the boating lifestyle for today’s affluent buyer, and how does their home support it?
Modern architecture can feel both expressive and deeply personal. How do you see collectors and design enthusiasts connecting emotionally to the spaces they choose?
