associated public utilities. Future phases include devel- opment of 1500 Woodley Rd., a 1,027,500 s/f cross dock distri- bution center and 1000 Wood - ley Rd., a 624,500 s/f facility. The master plan provides for the flexibility to expand 1100 Woodley to over 1,500,000 s/f and the future connection of Woodley Rd. to Rte. 715. “Eastgate boasts the rare combination of location, labor and amenities - all with direct access to I-95, the backbone connecting the East Coast’s largest metropolitan areas,” said William Pellington, senior VP with CBRE who repre- sents the project on behalf of MRP Industrial. The master plan was devel- oped in conjunction with Bel Air based Frederick Ward Associates . Ware Malcomb will serve as the architect for the project. The Conlan Com- pany will serve as the General Contractor. n Rd. and Gaither Rd. t enta- tively rebranded as Shady Grove Neighborhood Center, the development will create a new mixed-use environment bifurcated into two distinct par- cels featuring a combination of commercial office space, retail space, a hospitality component and different residential uses. The twelve-acre parcel adja- cent to Shady Grove Rd. will contain 1.3 million s/f of space consisting of 200,000 s/f of com- mercial office space; 100,000 s/f of retail space; up to 1600 multi-family apartment units and a 100,000 s/f full-service hotel. Up to 300 townhouses are slated for the remaining eighteen acres. With an estimated $650 mil - lion development and invest- ment cost, demolition and con- struction activities are expected to commence within portions of the Shady Grove Neighborhood Center, pending Rockville’s ap - proval of the submitted Project Plan and subsequent approval of the Site Plan. n

BALTIMORE, MD — MRP Industrial has recently ac- quired and begun construc- tion on Eastgate 95 Industrial Park. The 243-acre project is approved for three buildings of up to 2,500,000 s/f in Perry- man, Harford County 30 miles north of Baltimore along the I-95 corridor. “MRP Industrial is excited to announce the groundbreak- ing of Eastgate,” said D. Reid Townsend , principal of MRP Industrial. “Located on one of the last remaining industri- ally zoned properties along I-95, Eastgate positions Harford County to provide a cost effec - tive, environmentally conscious facility to a wide range of em- ployers in both the traditional distribution and rapidly ex- panding e-fulfillment industry.” The campus-style setting will include over 100 acres of land- scaped area with 37 acres of new tree plantings under the Mary- land Forest Conservation Act.
