any changes, if any; walking/biking on the golf course presented by the Planning/Allocation Committee; Budgeting process coming; and filling the Board vacancy. I’d like to talk about Board harmony. This Board, like other Boards before us, does not always agree 100% and that is good for a community. We listen to each other, voice our concerns, and once we agree as a majority on a decision, then we’re expected to work together to accomplish the task at hand. We know that we're not always going to get our way. As long as we are all fighting to make Seven Lakes a better community for our residents, then it's all right. When I receive emails from residents, I ensure they are forwarded to every Board member if they were not on the address. Our goal is to address all comments by residents in some form or fashion. It may take some time as there are other issues/actions ongoing, but we will get back on the comment. However, sometimes the comment(s) are repetitive and have been answered or posted. Ending on a happy note, congratulations to Lois Kilish, 97, who celebrated her hole-in-one on Hole #14. Lois was interviewed by Wink News Sports and was shown on air. Great job. Lois. Have a happy and safe 4th of July.
June is done and we are making progress in many areas. We continue to make strides in Hurricane Ian repairs. Condos 22, 23, and 5 rebuilding efforts are in full swing. Condo 4 should be starting soon. Condo 24 contract for the roof should be signed soon. Work is progressing with Condo buildings 3 and 25 and we'll plan another Town Hall meeting in late August or early September to give residents a progress report on the repairs being done. At the Workshop, we shared the emergency repairs for sidewalks have been completed. We are expecting several bids on the remainder of sidewalk repairs (grinding to level, corners broken, etc.). In addition, we repaired/washed the golf course paths that needed work. Still some work to do there. The Association is working hard on getting the Association Assessment resolved so we can get those letters out. The estimated timeframe is the end of August or beginning of September. In other areas, we are looking at all the comments concerning the Tee Room Hours and will announce

GENERAL MANAGER'S REPORT HENRY J. AMAYA, CCM, CAM
Many items were addressed at the June Board Meeting, and I would like to take this time to relay it here for those that were not in attendance. Phil Masi, the tee room bartender, will become the Interim Communications Manager, with the opportunity to be permanent in September. During his interim period, Phil will show us his talents and how well he can manage the position. Phil has a vast knowledge of computers and graphic design, along with an existing rapport with the residents and staff. I am certain we will see great things from him. The Board appointed an Ad Hoc Finance Committee who will focus on procedures, investments, and other objectives from the Board. The Board appointed a Tee Room Task Force who will look into the amenity as a whole. I do want to thank Chef Ryan and Kristin for their hard work and continued diligence to remain within budget without sacrificing the quality of food and service. We receive daily compliments about them. I encourage residents to visit the Tee Room, sample the menu, and experience it for themselves. Thank you for the opportunity to serve each of you and I wish you a Happy Fourth of July. Enjoy, be safe, and see you around the community.
This July 5th will be my second anniversary at Seven Lakes. When I began here, I knew it was going to be exciting times, however, I could not anticipate that we would go through a major hurricane reconstruction which has brought many great and difficult moments. Throughout this process, I have been extremely proud of the TEAM I am part of. We have made considerable progress and continue to move forward with the recovery efforts following Hurricane Ian. Current progress is as follows: Condo 4 - roof and reconstruction are underway, Condo 5 – roof has been water sealed and drywall reconstruction is almost done Condos 22 and 23 - reconstruction continues Condo 24 – roof contract has been signed and is scheduled to begin in 2 months Condos 3 and 25 – engineering study continues and workers will be on the roof soon Condo 42 – roof is underway Condos 43, 44, and 45 will follow. We are collecting all quotes to finalize the Association assessment which will be submitted to the Board for approval at the August meeting.

Keaton Webb, our Assistant Lifestyle Director, is a proud graduate from the University of Florida. Keaton has a Bachelor of Science in Telecommunications degree and a Minor in Communication Studies. He brings great experience in working with numerous departments and team members to meet goals and deadlines through experience of being an Executive Producer on two live nightly news television broadcasts in Gainesville. Keaton has also worked in business administration positions with large equipment rental outfits in the area. Keaton is no stranger to fast paced environments and the active lifestyle of Seven Lakes created a natural attraction for him. Keaton has dedicated his personal time volunteering with A Breath of Hope in Fort Myers, assisting those affected and effected by lung cancer. When he’s not working or volunteering, Keaton enjoys spending time with his family and friends, playing tennis, and participating in trivia nights. Born and raised in Fort Myers, he loves to explore the ever-growing area. Keaton also loves attending Florida Gators football games in the fall and going to all the Disney parks.
LOIS KILISH
Lois Kilish moved to Seven Lakes in January of 1989. Born in the Canadian province of Saskatchewan in 1925, she moved to Michigan at 21-years-old with her husband. For the next 40 years, Lois worked as a Registered Nurse until retiring at 61 and moving to Florida. During her time in Michigan, she began playing golf with her husband. Lois was not afraid of the links and would play from the men’s tee! For her, it was more about the experience of hitting and not so much worrying about the score. Well, that practice paid off as Lois just recently hit her first ever hole-in-one on June 6th, at 97 years young! It happened on the 14th hole. While putting tends to be her strength, she only needed one good drive from 63 yards away to nail the hole-in-one. Lois’ advice for playing golf? “Just enjoy the game”. Lois plays golf at Seven Lakes every Tuesday with her league. Besides golf, she enjoys Bingo on Tuesdays in the Auditorium. She also likes to knit, and donates her work to the Second ACT Thrift Store, which works with a local non- profit agency to help victims of domestic abuse. Lois has 3 daughters, 5 grandchildren, and 4 great grandchildren, who lovingly refer to her as “GG”.

PRO SHOP UPDATE We have certainly seen a drop in the number of rounds as we move further into the summer months. We hope that everyone is enjoying a little vacation time and respite from the chaos. As a reminder, if the Lightening Detection horn sounds, you must seek shelter immediately. The reciprocal information is available on the website under the Golf tab. Please do not call the other clubs directly, call the Seven Lakes Pro Shop and our staff will be happy to make the tee time for you.

Remember, if you are going out to play, you must check in with either the starter or the pro shop and all play starts on hole #1. If you have guests, they must be paid on the day of play unless the pro shop is closed, then you can pay the next day. If you have a booked tee time and do not intend on playing, you are required to cancel at least three hours prior to the tee time. All no shows will be charged an additional Chelsea point. The golf events are now on the Community Calendar under the Lifestyle tab on the website. Don’t forget to come out and support the local Junior golf group in July (exact date to follow). GOLF COURSE UPDATE Looking back at the month of June, we received some much-needed rain that filled our ponds with fresh rainwater and provided an invaluable soil flush. Hence, removing excess sodium and bicarbonates that build up in the soil over the winter months from our well water usage. The month of July will predictably deliver extremes of both temperature and humidity, from which the bermudagrass thrives, contrary to the exhaustive conditions that the maintenance crew’s subjected to. Nevertheless, we shall dutifully continue with the daily maintenance and cultivation procedure tasks at hand to ensure optimal turf health and performance. Extensive turf and soil conditioning procedures remain to be performed, as it is a long summer indeed.

Repeat procedures of soil aerifications, turf verti-cutting, and applied sand topdressings can be expected throughout this month. As the summer rains set-in, golfers please check-in with the Pro Shop and consult the Seven Lakes website for daily play conditions and possible cart-access restrictions or closures. Condo 22 is nearly done with the interior reconstruction and Condo 23 is just behind it. Condo 5 reconstruction should be completed by mid-July. Condo 42 reroofing has been underway for a few weeks now and should be near completion. Condo 45 is next on the list, followed by 44. Phase 1 of the sidewalks has been completed and we are working towards Phase 2. July will bring more rain, please be careful out there and report any leaks you may find to the Maintenance Department. We continue to strive towards a reconstructed Seven Lakes.
Proposals are coming in for the carport reconstruction at Condo 40 as well as the pool fence at Pool 5. Engineering is moving forward with Condos 3 and 25, and insurance has sent approval for Condo 24 roof, fascia, and abatement process. Please refer to the hurricane update for ongoing projects in Seven Lakes as we are focusing our attention in those areas. MAINTENANCE UPDATE The Maintenance Department is still working on storm related issues with every building. Service Works completed the roof on Condo 5 and are currently working on Condo 4. They have just signed the contract to start the roof on Condo 24. Ark Construction has started roof work on Condo 42 and will be installing the shingles in early to mid July, weather permitting. We also have started the interior renovations at Condos 22, 23, and 5. Most of the damaged sidewalks have been repaired throughout Seven Lakes. I look forward to updating you again next month!

GROUNDS & COURT ACTIVITIES 10 GROUNDS UPDATE The tree work throughout the property is coming along. We are hopeful that we will have the work completed as you read this newsletter. The Grounds crew has been busy completing many sprinkler repairs, as well as working with irrigation contractors, doing an audit for future renovation. Our lawn service is nearing completion of trimming of plants and is getting set up for next round of trimming. Thank you for your patience as we continue our recovery efforts across the community.

We have begun working with our external auditors on the 2022-2023 Audit to completely close last year's accounting process. The department is working on the budget for next year, learning from the experience of last year and trying to be very accurate with the income and expenses that the Association is going to have for the year 2023-2024. We are working together with the owners of Seven Lakes on the Special Assessment related to Hurricane Ian, sending information and answering questions that the owners can have about this important issue, and continuing to have close communication with the owners to answer their questions as quickly as possible. We appreciate your patience and support.
ADMINISTRATION UPDATE
BRIANNE LAWRENCE, CAM ASSISTANT PROPERTY MANAGER
The Administration Department has completed the process of scheduling and preparing for special condominium meetings for the remaining condominiums that need to vote on any repairs due to Hurricane Ian damage. We continue to check in with the Finance Department to update them of the remaining condominiums that are ready for the assessment mailing process. Henry and I meet with the Finance Department monthly to discuss ideas and suggestions that can be applied to the current financial procedures that may make processes easier for our residents. We work with numerous insurance companies daily to provide them with requested documentation for our residents who have submitted a claim for their special assessment. As a reminder, several of the documents that the insurance companies are asking for can be found on our website.
Statement of Losses can be found under the Hurricane tab, and then your specific condominium number. Condominium documents can be found under the Community Tab, Resource Center, and then Governing Documents. The Association’s Master Insurance Policy Certificate can be found under the Community tab, Resource Center, and then Insurance/2023-2024. Administration continues to stay updated with completing all workshop and Board meeting minutes, and processing resale and rental applications in a timely manner.

LIFESTYLE UPDATE The Lifestyle Department wishes you a happy and safe 4th of July! Right after the holiday you will have the opportunity for an evening with DL Havlin. DL Havlin is an author, historian, and Florida native who absolutely loves the history of this state. Join us in the Auditorium on the 5th for this month's program. A few other intellectually stimulating programs this month will include a new feature called "Discover Florida" with Jacob Winge. Jacob's first program will be on the indigenous tribes of Florida. This monthly morning program will have a cup of coffee waiting for you and begins on the 14th.

The calendar of events this month also features a fun cornhole tournament, movie night, two Thirsty Thursdays, Dr. Cimarusti and Professor Kerr. Mark your calendar for Coffee with a Cop in The Tee Room on Monday, July 17th! We'll have complimentary coffee and pastries for you to enjoy, along with one-on-one conversations with some of the finest of Lee County Sheriff's Office. Later that same day, Lee Health will be on site for a blood drive. All donations will stay in Lee County and as a thank you, Lee Health will be giving away cooler tote bags to all donors. In August, you can look for our very first "Beer, Burgers, and Bingo" event on the 4th and another dinner outing. August will feature a "Two Stop Hop" night to enjoy cocktails and appetizers at one local establishment before moving our party to another restaurant for dinner. Look for more details to come! If you are looking ahead and wanting to reserve one of the community rooms or spaces available at Seven Lakes, please be sure to complete a Room Reservation Request form. The form is available in the office and online. We will accept a scanned copy via email to Lifestyle@sevenlakesassoc.com, but we do ask that you refrain from calling into the office with requests. You are welcome to submit a request well in advance of your event to secure your space. If you have a standing request, please check in with us to renew your plans as we do not carry requests over from previous years without some communication from the representative. If you're spending the summer at Seven Lakes, did you know that you can borrow a variety of items that might make your own events a little easier and more fun? Ask us about coolers, cornhole, and more! Let us know when you'll need some help and we'll make the items available for you to pick up from us. Keep us in mind, we are here for you!
