GENERAL MANAGER'S REPORT HENRY J. AMAYA, CCM, CAM
Many items were addressed at the June Board Meeting, and I would like to take this time to relay it here for those that were not in attendance. Phil Masi, the tee room bartender, will become the Interim Communications Manager, with the opportunity to be permanent in September. During his interim period, Phil will show us his talents and how well he can manage the position. Phil has a vast knowledge of computers and graphic design, along with an existing rapport with the residents and staff. I am certain we will see great things from him. The Board appointed an Ad Hoc Finance Committee who will focus on procedures, investments, and other objectives from the Board. The Board appointed a Tee Room Task Force who will look into the amenity as a whole. I do want to thank Chef Ryan and Kristin for their hard work and continued diligence to remain within budget without sacrificing the quality of food and service. We receive daily compliments about them. I encourage residents to visit the Tee Room, sample the menu, and experience it for themselves. Thank you for the opportunity to serve each of you and I wish you a Happy Fourth of July. Enjoy, be safe, and see you around the community.
This July 5th will be my second anniversary at Seven Lakes. When I began here, I knew it was going to be exciting times, however, I could not anticipate that we would go through a major hurricane reconstruction which has brought many great and difficult moments. Throughout this process, I have been extremely proud of the TEAM I am part of. We have made considerable progress and continue to move forward with the recovery efforts following Hurricane Ian. Current progress is as follows: Condo 4 - roof and reconstruction are underway, Condo 5 – roof has been water sealed and drywall reconstruction is almost done Condos 22 and 23 - reconstruction continues Condo 24 – roof contract has been signed and is scheduled to begin in 2 months Condos 3 and 25 – engineering study continues and workers will be on the roof soon Condo 42 – roof is underway Condos 43, 44, and 45 will follow. We are collecting all quotes to finalize the Association assessment which will be submitted to the Board for approval at the August meeting.
