Or you have so many decisions to make, you don't know where to start. Sometimes all you need is a fresh set of eyes. ⁠ ⁠ With Sarah's background in media, business and healthcare administration, and Taryn's experience in interiors - we started Fresh Eyes in 2013 for professional offices, looking at everything from seating to signage.

Now working on both professional and residential projects, we have a fresh, simple, and streamlined approach.

If you are even thinking of a new build or renovation project, we should be the first person you call! Our expertise in design, and the construction process can be your greatest asset as you interview builders, decide on size and scope and basic concepts. The sooner we can become involved, the smoother the process. Many, many, many questions will come up and we'll be your fresh set of eyes to make all selections and decisions to create the home of your dreams. We provide the design expertise and the positive attitude, because the process can get complex. But guess what? We love this stuff!

RESEARCH PHASE

Your completed design questionnaire Inspiration images, which you can share via Pinterest or by emailing them to us at info@getfresheyes.com Understanding your design style and lifestyle is a critical step in our design process that ensures we create a space you'll love. During this phase, we'll need the following information from you:

KICKOFF MEETING

During your kickoff meeting, which will officially start your project, we'll review the above information in more detail. We'll also measure, take pictures, and talk through all the elements of your project. We ask that all key decision-makers attend this sixty-minute meeting at the Fresh Eyes Design Studio.

DESIGN & PRESENTATION our design process

DESIGN PHASE

During this time-intensive phase, our whole team is hard at work pulling together all the elements to bring your design to life. We'll create floor plans and elevations, source fixtures and furnishings, and select finishes to create your custom design. This phase is typically 6-8 weeks.

FULL DESIGN PRESENTATION

Once all the finishing touches on your design are complete, you'll enjoy an in-studio presentation where we'll review your complete design and all of the details, including elevations, design boards, renderings, fabric swatches, finish samples, tear sheets, and proposals. We'll make adjustments as needed based on your feedback and our revisions policy is outlined in your proposal. Time is of the essence so we can keep the momentum of your project moving forward.

PROJECT MANAGEMENT & ORDERING our design process

ORDERING

Once the design plan is approved and payment received, our team will begin purchasing, tracking, and double-checking that each item arrives correctly at our white glove delivery receiving warehouse. This phase can take anywhere from 12-20 weeks, or longer, depending on lead times from our vendors. You'll receive updates on the status of your project weekly in an emailed project update.

PROJECT MANAGEMENT

If included in your proposal, we'll also collaborate with your contractor or our trades throughout construction to ensure every detail is executed perfectly. This may include a trade day, scheduled site visits, and Fresh Eyes Design acting as the liaison between you and your contractor.

INSTALLATION & WRAP UP our design process

INSTALLATION

The final phase is where the magic happens - your installation! We'll coordinate the delivery of any items ordered through Fresh Eyes Design and be on-site on your install day to ensure everything is in its place. We'll bring accessories selected specifically for you to add the finishing touches to tie it all together, leaving you with a complete space ready to enjoy.

In the event we are photographing your space, we'll notify you in advance and take care of all the details.

WRAP UP

If we identify any issues during your installation, we'll work with our vendors and your contractor, if applicable, to resolve them quickly.

The conceptual design phase is where we'll set the overall look and feel for your space to make sure we're in alignment.

We'll collaborate with your contractors and trades. We'll also place and track all orders diligently.

Once your home is ready for soft furnishings, we'll oversee the installation so you can enjoy a big reveal.

communication IS KEY TO A SUCCESSFUL PROJECT

Communication is essential to keeping your project running smoothly. We’ll primarily keep project correspondence limited to email for best record-keeping. WEEKLY EMAIL UPDATES We provide weekly status updates by email to summarize the progress of your project. It's also a great reminder to answer questions you may have, schedule and confirm meetings and keep on eye on what's coming up next. We encourage you to read these emails carefully and contact us with any questions. BUSINESS HOURS Our business hours are Monday - Friday, 9:00 am to 5:00 pm and you can always expect a response within 24-48 business hours. DESIGN FEEDBACK Communication is critical for keeping the momentum of your project moving forward. For design feedback and reselection requests, we ask that you provide them by email within 5 days of your presentation. PLEASE NOTE: We may use text messages to communicate in quick turnaround situations. However, we do not use text messages for product approvals, feedback, or general project correspondence.

TIP 01 be specific. Let us know what elements you like or dislike specifically and provide insight into why. Is it the color? The pattern? The material? The overall feeling?

HOW TO request revisions

TIP 02 trust our expertise.

We can envision exactly how your room will look with all the elements together, and we choose them so they'll work cohesively while meeting your functional, aesthetic, AND budgetary parameters. Often times the element our clients are most worried about is the one they end up loving the most. TRUST US!

TIP 03 put it in writing.

Please try to send us ONE email with all your feedback. This allows us to make revisions at one time, with consideration for how the revisions will impact other elements of the design plan. The overall design is a puzzle and it's always best to have all the pieces. TIP 04 let us know within one week. To keep within the timeline of your contract, all revisions must be received within one week. After one week, revisions will be charged at the rate of $225/hour.

OUR SIX PHASES OF DESIGN pricing: a fresh approach

In order to create a simple flat design fee, we analyze your project needs based on six phases of design . Some projects may only require one phase while other projects require all six. 1. A rchitectural Schematics + Floorplans This is the best time for a set of fresh eyes! We work directly with the architect and/or builder to perfectly place each detail including window placement, room sizes, and furniture layouts. Most importantly, we ensure the flow of your home functions perfectly for your family. Where will you drop your purse and keys as you enter the home? Do you need an exterior outlet on your roof for Christmas lights? These details matter. We know the questions to ask, and it is so important to have an expert who can see the big picture! 2. Material Selections + Specifications After fully understanding your vision for each room and the home in general, we will source and select flooring, tile, trim, wall texture, cabinets, color, hardware, plumbing fixtures, electrical fixtures, appliances, doors, hardware, etc. We provide a comprehensive plan (interior finish schedule) to your builder along with detailed layout plans and instructions. This phase is broken into two types of spaces, general and kitchens + baths.

3. Design Development The full-service luxury interior design experience. We gather all of your ideas and inspiration to create the fully finished spaces of your dreams. We provide furniture layouts, color schemes and detailed designs including furniture, window treatments, rugs, bedding, art, and accessories. 4. Construction + Renovation Working closely with your builder/contractor, we ensure all material selections are installed perfectly. This means being available for constant communication, on-site visits, and coordination. Oversight of small construction projects (such as built-ins, wall covering, moving electrical, etc) is also part of this phase. 5. Purchasing + Expediting After designs are approved, we get to work immediately purchasing, tracking, and ensuring all items arrive perfectly for the determined installation day(s). 6. Delivery + Installation The final stretch! This exciting phase is when delivery is scheduled and installation days are set for the final reveal!

WHAT TO EXPECT pricing + fees

DESIGN FEES Fresh Eyes Design most often operates on a flat design fee. This allows us the time to work thoroughly to see your project through to completion while ensuring that every detail is given the attention it deserves. It also allows you to fully understand costs up-front and not be surprised by any unforeseen charges. PRICING In order to determine your design fee we evaluate your project based on six phases of design. Some projects may only require one phase of the process while other projects require all six. Based on your needs, we will walk you through our pricing structure to break down what will be included with each phase. 2023 Fresh Eyes Design Fees + Architectural Schematics + Floorplans: $150/hr + Full Service Interior Design with minimal construction + general spaces: $12.50/sq ft * Includes design development, support through construction + renovation, purchasing + expediting, and delivery + installation + New Builds + Renovations + general spaces: $12.50/ sq ft + kitchen + bath design: $29.50/ sq ft * Includes material selections + specifications, design development, support through construction + renovation, purchasing + expediting, and delivery + installation.

PAYMENT STRUCTURE Depending on the size and scope of your project we will request either a 50% deposit to get started (with the remaining due at ordering), or we will divide the design fee into monthly increments for the estimated duration of the project. If timelines increase beyond originally projected, this monthly fee continues until project completion to secure our consistent expertise throughout. Invoices for furniture and materials sourced through Fresh Eyes Design are due upon receipt. 100% of payment is due prior to orders being placed. SHIPPING & WHITE GLOVE DELIVERY We exclusively use a white glove delivery receiving warehouse to receive, inspect, and store the majority of items ordered for each project. Shipping and Logistics fees are estimated at 20% of purchases and added to all orders. YOUR INVESTMENT We want to talk about your dream home, not money! Clear budgets and expectations create smooth process for everyone. If you do not have a clear investment amount in mind, we can provide a rough estimate based on information from the consultation. We require a budget to be agreed upon before beginning any project.

PROJECT TIMELINE

PROJECT UPDATES

Once your project has begun, research, design, and material selections will take approximately 6 to 8 weeks, depending on the scope of the project. Larger projects may take additional time as there is more complexity. The ordering phase can take anywhere from 12-20 weeks or longer and is based on the production schedules of our vendors.

After your design presentation and once orders are placed, you can expect to receive weekly updates by email from our team. If you prefer less frequent updates, please let us know.

DELAYS

We absolutely hate being the bearers of bad news, especially when it comes to furniture delays that are beyond our control. Although due to the nature of this industry, it is fairly common. Please remember we will do our best to provide you with all your options when these situations arise (and they will!) our job is to figure out the best path forward.

ORDERS

We strive to select and purchase high-quality products that will reflect the investment of your design. Payment for orders is due in full prior to order placement. In the event of a backordered or discontinued item, we will notify you immediately and provide alternate selections if necessary.

TRADE PARTNERS

LEAD TIMES

Partnering with professional tradespeople is a crucial part of the process. We will work with our team of trades to prepare estimates for the work we recommend. If you are working with a general contractor, your proposal will outline the details of how we will work together.

Fine furniture takes time. You can expect anywhere from 12 to 20 weeks, or longer, plus additional time for freight. Custom upholstered pieces may take even longer and we will keep you updated as we receive status information on your orders.

INSTALLATION

ARTWORK + ANTIQUES

Once all of our work is complete and all of the furniture has arrived we will schedule your installation and styling day. While we strive to do a one-day install with styling so you can experience an exciting reveal, we may do a few mini-installs or a multi-day install. Please note, wallpaper, paint, rugs, and window treatments may be completed prior to your install day,

Nothing elevates a space quite like original art + antiques. Some clients give us full creative freedom to choose these items for their space (and we are so honored!). Other clients will have us identify needs and source options after the space design is finalized. In this case, items will be invoiced at the time of approval.

We request that you are out of the home on install day and ask that pets are put in a safe location to avoid escaping.

ADDING A ROOM

There is no greater compliment than when our clients want to work on other areas of their homes with us. We will continue to work through our initial proposal, and the new scope will be placed into a new proposal with a new start date.

ACCESSORIES & STYLING

Styling your space is the magic touch that pulls it all together. We'll provide an estimate upfront for what we anticipate for accessories, and typically recommend budgeting around $2,000 per room depending on your specific style. Rooms with open shelving and bookcases will require more accessories and a larger budget. If after install, there are any items that you choose not to keep, we will pick up one week later and credit you for them.

CONTINGENCY BUDGET

Please be aware that unforeseen issues can arise during home renovation projects. For projects that include renovations, we recommend a contingency budget of 20%.

WHERE DO YOU SOURCE FURNITURE?

DO YOU WORK WITH CLIENTS OUTSIDE OF TAMPA?

We typically design with mid to high-end furniture pieces that we source directly from craftsmen and vendors only available to designers. We love mixing highs and lows and incorporating antiques and one-of-a-kind items into each design when possible.

Yes! Absolutely! We have loved working on projects across Florida, North Carolina, the West Coast and even Hawaii! We set travel for needed site visits and the costs are minimal in the big scheme of things. A lot of our clients in the Highlands, Cashiers and Asheville, NC areas live in Tampa Bay but are building or renovating second homes up north and appreciate the ability to meet with us locally to collaborate.

CAN YOU USE MY EXISTING PIECES IN THE DESIGN?

While we do our best to incorporate family heirlooms and antiques into your design if they fit the aesthetic you are looking to achieve, we cannot guarantee the inclusion of existing pieces.

HOW DO RESELECTIONS WORK?

We do our very best to select pieces that are perfect for your design style, lifestyle, and budget. If there is an item you don't love, we ask that you notify us by email so we can make an alternate selection for you.

DO YOU HAVE MINIMUMS?

When offering full service interior design, we really take care of all the details for a turn-key approach. For larger projects, our services absolutely make sense, but sometimes not so much for smaller scopes of work. We recommend a minimum furnishings investment of $20K per room or overall investment of $50K, not including design fees.

I LOVE IT! HOW DO I ORDER?

Once you've approved your design, you'll receive your proposal which can be paid online or by mailing a check. Full payment is required prior to order placement.
