METHOD AND TERMS

SHELBY COUNTY – TRACT 5 Tract 5 will be sold on a price per acre basis based on the surveyed acres. Bidding is NOT subject to financing, appraisal or inspection. Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment payable to Monroe County Abstract, which shall hold the money in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before September 2, 2022 at Monroe Count Abstract. Possession will be given at the time of closing subject to the 2022 only cash rent contract. Buyer will receive a credit at closing for half of the 2022 cash rent. The 2022 real estate taxes and subsequent years will be prorated as of the closing date. Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between the buyer & seller. ST. FRANCOIS COUNTY – TRACT 6 & 7 Tracts 6-7 will be offered through the marketing method of “Buyers Choice”, whereas the high bidder can purchase (in any order) any or both of the 2 tracts for their high bid. The tracts will not be offered in their entirety at the end of the auction. Bidding is NOT subject to financing, appraisal or inspection. Immediately following the auction, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment payable to Preferred Land Title LLC, which shall hold the money in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before September 2, 2022 at Preferred Land Title LLC. Possession will be given at the time of closing. The 2022 real estate taxes and subsequent years will be prorated as of the closing date. Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between the buyer & seller.

Tract 3: Possession will be given at the time of closing subject to the current cash rent contract expiring 12/31/24. Buyer will be credited at closing for the full 2022 cash rent. Tract 4: Possession will be given at the time of closing subject to the 2022 only cash rent contract & CRP contract. Buyer will be credited at closing for half of the 2022 cash rent. The 2022 CRP payment will be prorated as of the closing date and the buyer will receive a credit at closing. The 2022 real estate taxes and subsequent years will be prorated as of the closing date. Title insurance in the full amount of the purchase price will be provided by the seller. Closing costs will be split between the buyer & seller.
