Reports • (Future) / line management responsibility for a Property Asset team. KPI’s • Working with the Estate Management team to review opportunities in the leased estate • Formulation of annual asset management plans • Working closely with the Lead Property Development Manager to identify new acquisitions • Working closely with the Lead Property Development Manager to identify new business opportunities for the development land sites in the Humber totalling c. 650 acres • Progressing and growing the opportunity pipeline and prioritising accordingly • Supporting capex spend and EBITDA growth aspirations • Supporting in the selection of third-party consultants to ensure the most effective team is in place Key Contacts Internal - ABP • Head of Property • Lead Property Development Manager • Regional Estate Management • Group Property Teams • Masterplanning • Regional Finance Managers • Regional Commercial Teams • Group Projects External • Landowners and agents • Consultants • Statutory bodies, local interest groups, neighbours, local authorities

Accountabilities • Identify and deliver new requirements for development land parcels that fit the ABP strategy and new emerging sectors, i.e., energy, data centres, and advanced manufacturing. • Identification of parcels of underutilised parcels of land and developing strategies for increasing their value and the return to ABP. • Engage with existing customers proactively to understand their business needs, negotiating new lettings to support either their expansion or downsizing whilst ensuring back-to-back deals where possible • Maximise ABP capital value by restructuring/ regearing leases and exploring early surrender opportunities • Identification of underutilised areas of ABP’s operational estate challenging occupation with ABP operational teams and presenting solutions to enhance service delivery and/or create additional value • Developing and managing programs of activity to deliver asset management initiatives from initial opportunity through to realisation of each project • Identification of nearby and adjacent parcels of land or buildings for strategic acquisition, including sale and leaseback opportunities from owner-occupiers • Early identification of delivery risk and development of mitigation strategies • Engage with the broader property function and peers in other regions in the development of ABP property asset management best practice process and procedure • Delivering projects and initiatives that support and enhance ABP sustainability goals • Formation and management of project teams to deliver property asset management initiatives

Purpose Responsible for identifying new property opportunities through managing and building relationships with new and existing ABP customers to ensure we can achieve their long-term property requirements and add value to our investment portfolio. Scope ABP Property is the UK’s largest port-related property operator, with an annual property revenue of £136m, and a strategic land bank of 1,800 acres with the appetite to acquire further land holdings. As part of the new ABP Property strategy, the Lead Property Asset Manager will be central to the success of the future development pipeline and revenue growth. Opportunities exist to enhance the current tenanted portfolio through strategic lease management and the renegotiation of current leases, driving and challenging the status quo of ABP operational land and undeveloped land to unlock value.
