Maintenance Level Guidelines

of the covering. Stains to surfaces will be taken off within five working days. Graffiti should be washed off or painted over no later than the second working day after it was reported. 8.0 Repairs – Repairs to all elements of the design should be done as soon as possible after discovery, depending on availability of replacement parts and technicians to accomplish the job. When disruption to the public might be major and the repair is not critical, repairs may be postponed to a time period that will be least disruptive. 9.0 Inspections – Formal inspections of these areas should be done monthly. 10.0 Floral Plantings – Normally extensive or unusual floral plantings are part of the design. These may include ground level beds, planters, or hanging baskets. Often multiple plantings are scheduled, usually at least two blooming cycles per year. Some designs may call for a more frequent rotation of bloom. Maximum care in watering, fertilizing, disease control, dead heading, and weeding are necessary. Weeding flowers and shrub bed areas performed a minimum of once per week. The desired intent is to have the area weed free. 10.1 Flowers – Will be fertilized according to their individual need for nutrients for optimum growth. 11.0 Restrooms – Restrooms will be opened and serviced every day of the year with the exceptions of closures due to maintenance or vandalism. 12.0 Vehicles Equipment – Maintained and repaired by our Fleet Division. Regular preventive maintenance of the vehicles and equipment is scheduled. 13.0 Special Features – Features such as fountains, drinking fountains, sculpture, speaker systems, structural arts, pond areas, flag poles, or parking and crowd control devices may be part of the integral design. Maintenance requirements vary according to each individual feature. MODE II The following characteristics distinguish the Mode II maintenance management level: 1.0 Turf Care – Grass cut once every 5 to 7 working days. Aeration not less than once per year. Reseeding or sodding as needed. Weed control practices when weeds present a visible problem or when weeds represent 5 percent of the turf surface, normally requires an annual spray program in the spring or fall. Some pre-emergent products may be used at this level. 1.1 Turf Care Weed Removal – Remove 95% of visible weeds. 1.2 Turf Care Fertilizer – Adequate fertilizer level to ensure that the turf is healthy and growing vigorously, normally two applications one in the spring and one in the fall. Amounts depend on specie, soils, and rainfall. Distribution should ensure an even supply of nutrients for the entire year. Nitrogen, phosphorus, and potassium percentage should follow recommendations from periodic soil testing. 1.3 Turf Care Irrigation – Manual or automatic irrigation. Automatic irrigation system is required for long-term efficiency. Some manual systems could be considered adequate under
