Exceptional attention to alignment, support spacing and cable management ensured the finished installation complemented the building’s architectural design while maintaining full functionality. Minimising energy consumption An energy-efficient LED lighting installation includes front-of-house areas and guest bedrooms controlled via a fully-networked Helvar DALI lighting control system, supplied and commissioned by Modula in partnership with luminaire manufacturer Alumina Lighting. In bedroom corridors and lift lobbies, architectural black downlights are recessed directly into the exposed cable tray system, with 10-degree beam optics creating defined pools of light along corridor spaces. Corridor lighting operates at 20% standby illumination, automatically increasing to full brightness when occupancy is detected via PIR sensors. Layered lighting in guest bedrooms includes recessed downlights, bedside reading lights and mirror lighting, integrated with the room card energy management system. Ground floor bar and restaurant lighting combines programmable tracks, LED strips, decorative pendants, chandeliers and wall luminaires. A key life-safety element of the project was

the installation of an RP Group MCX248 central battery addressable emergency lighting system, supplied through Light Solutions. And FP Plus PH120 fire-resistant cabling throughout ensures full compliance with life safety standards while improving traceability and maintenance accessibility. A 25-year warranted Cat6A structured cabling system provides the digital backbone for multiple building systems including WiFi, CCTV, BMS and bedroom TVs. The building is protected by a Protec Algo- Tec 6500 digital addressable fire detection and alarm system, installed in partnership with specialist supplier Custom Electronics. A Baldwin Boxall Omnicare emergency voice communication system provides refuge communication facilities for occupants requiring assistance during evacuation. Accessible toilet alarm systems were installed throughout all DAC bedrooms and accessible public facilities, using a C-Tec NC920 monitoring panel at reception. CCTV was delivered in partnership with ADT Fire & Security, with high-definition Hikvision IP cameras installed throughout the building, while recording and system management is handled through a Synology RackStation network video recording platform. Alfa Electrical was responsible for

installation of a Kohler-SDMO K44 HVO-diesel generator, supplied by DE Power, to provide backup power for the building’s life-safety systems, as well as the electrical installation for all mechanical plant, including air-handling and outdoor air-conditioning units, air-source heat pumps and gas boilers for backup heating. “The Ruby Molly Hotel project demonstrates Alfa Electrical Ltd’s capability to deliver large-scale, technically complex electrical installations within demanding city-centre environments,” says James. “Through innovative engineering solutions, careful coordination and the integration of advanced building systems, the project delivers a modern, energy-efficient and technologically advanced hospitality facility.”
