You can’t imagine how many times I’ve heard someone say, “Well, I’m not sure about investing because my uncle Ben experienced …” and what they tell me is the a bsolute worst-case scenario ! Of course, I’m not saying these stories are phony! Tales like this do happen, but they’re pretty darn rare. Over time, my investors discover this truth, and even if they do run into an obstacle, it’s never at the Uncle Ben level! What you find instead is that most tenants pay on time, are easy to get along with, and take care of their properties.

If you want to invest and take a more passive role, I promise you don’t have to know a damn thing! You don’t need to understand property laws or management because we do that for you. It’s human nature to catastrophize, but don’t let that stop you from taking a step forward. Issues do happen, but it’s never the worst-case scenario our mind creates. I often hear investors say that not only do they regret waiting, but they also regret not starting bigger sooner. They take the sensible route of investing in a 4-plex and a 6-unit after that, yet after a few years, they wish they would’ve started with a 12-unit from the get-go! October means it’s time for Halloween scares and spooks! We all have our own fears, be it ghosts or zombies, but what about real-life fears? Those fears aren’t fun, yet they can become a significant part of our lives if we let them. In my line of work, I’ve met with countless clients who were afraid of investing for various reasons. It’s completely natural! Yet, fears like this, especially ones with zero logic, can hold you back from your goals and opportunities. I usually work with two kinds of multifamily investors: those who wish to invest passively and those who want to be hands-on and actively manage their properties. No matter their approach, they share the same fears that make them wait months or even years to finally pull the trigger! Here are the two biggest worries stopping them (and maybe you) from moving toward financial freedom. First are the ever-terrifying “Uncle Ben” stories. Everyone seems to have an Uncle Ben, relative, friend, or neighbor who owned real estate and

HERE IS HOW YOU CAN PROFIT! Landlords Will Lose Billions

Over the last five years, many landlords have been in a purchasing frenzy, trying to quickly build their apartment property empires fueled by easy-to- obtain debt, high rents, and low interest rates. You may recall that recently in the residential real estate market, we were faced with small amounts of home inventory and low interest rates. This created a huge sellers’ market where sellers were not only receiving multiple offers on their homes, but they could sell their homes within hours of putting them up for sale, with many sale prices ending up much more than the asking price. This same set of circumstances, though not widely known, occurred in the multifamily real estate market at the same time as well. Tight inventory for sale and low interest rates fueled a few years of record prices being paid for the many multifamily properties. These circumstances would have all been good for the multifamily investor, except starting a little over a year ago, not only did interest rates increase dramatically, but landlords also saw rents fall. The problem? Landlords did not see this coming. Many landlords purchased these apartment communities at record prices, counting on continued low interest rates, low loan payments, and continued rent increases.

The compound effect of interest rates doubling over the last year and rents falling as much as 15% in some markets means that many landlords are facing loan payments now twice the amount they had just a little over a year ago and, in addition, less income from their properties from falling rents. The result? Landlords will lose billions. Many landlords will now be forced to sell at a discounted price, thereby taking an investment loss, or they will have to hand the keys to their properties over to their lenders and go through the foreclosure process. I predict that over the next three years, we will see billions of dollars in multifamily properties going through foreclosure, more than ever since the savings and loan crisis of the 1980s. SO WHAT SHOULD INVESTORS LIKE YOU DO? HOW DOES THIS HELP YOU? Start lining up with sources that can provide you access to discounted multifamily purchase opportunities because they are coming. There will be opportunities for smart investors to buy and own multifamily properties for pennies on the dollar. Of course, some properties will be fixer-upper candidates. However, there will be many coming available that are well-located and do not need extensive rehabilitation. Those are the kinds of properties you want access to. WHERE DO YOU START? Most cities have local landlord associations, multifamily investor meet-ups, or local multifamily investment groups created for networking, so look into getting involved in these groups and attending some of their meetings. The most important thing is to get on their mailing list for possible purchase opportunities. Many investors also use their computers to get on my mailing list, where I inform investors of potential discounted purchase opportunities on which I am working. So, the multifamily storm is coming, but not the typical poorly located and poorly run properties will be the victims. Many managed and located properties will be on the block too soon. Transform Your Fall Harvest Into Stunning Indoor Decorations!

If you have a backyard garden, you may find yourself looking for new ways to use all the crops you’ve grown. After all, there are only so many pumpkins you can carve, seeds you can roast, or squash you can spaghetti.

So, instead of looking up “squash recipes” for the hundredth time this week, consider these indoor decor tips that utilize your garden’s bountiful harvest! A CENTERPIECE Fall fruits and vegetables make great centerpiece arrangements because they have both seasonal colors and unique textures. Consider arranging a few squash or pumpkins in a bowl or basket and topping them with a bouquet of festive flowers. You can also mix herbs like basil, parsley, thyme, or rosemary into the bouquet for fragrance and a fuller appearance. Play with the different shapes and sizes of your gourds. Have them lean against each other or stack them for variation and depth in your display. A NATURAL WREATH Fresh herbs, flowers, or leaves from your fall harvest are perfect for an autumn wreath. All you need is

a wreath form, which you can buy from your local craft store or online, and some floral U-pins.

Use large leaves as a base (pumpkin leaves are great), then layer on smaller seasonal herbs such as sage, rosemary, or oregano. Finally, attach some flowers to it! Squash or pumpkin blossoms work beautifully, but you can use any seasonal flower you have growing. AN AUTUMNAL HERB SWAG A “door swag” is a traditional holiday decoration, and it’s an easy way to add some color to your door without creating an entire wreath. To make a swag, grab a few bundles of your favorite herbs, secure the stems with a rubber band, wrap them with twine, and tie them off, leaving a few inches of twine on both sides. Then, tie those ends together to form a loop and hang the swag on your door!
