Construction began inAugust of 2011 and was completed in 10 months. A part of the Butz Fam- ily of Companies, Alexander worked collaboratively with Geisinger Health System and the architect/engineer, Borton-Lawson, to ensure minimal disruption to busi- ness operations that were ongoing in the existing build- ing throughout construction. Coordination and extensive pre-planning was critical on all aspects of the project. LANCASTER, PA — Marcus & Millichap Real Estate Invest- ment Services has brokered the sale of Crossings at Mill Creek, a 338-unit, 327,604 s/f, garden- style apartment complex in Lan- caster. The sales price of $22.65 million represents $67,012 per unit and $69 psf. Donald “Ridge” MacLaren, first vice president investments, Clarke Talone, senior associate, and Andrew Townsend, senior associate, all based in Marcus & Millichap’s Philadelphia office, represented the seller. MacLaren, Talone and Townsend also se- cured the buyer, a local limited partnership. “Crossings at Mill Creek sits in a strong Lancaster rental market and was offered free and clear of debt,” said MacLaren. “The seller had done a nice job repositioning the property over the past several years and that allowed the asset to compete more effectively in the marketplace.”

“Our marketing efforts yielded a significant amount of interest and several qualified buyers,” concludes Talone. “Ultimately, the selected buyer performed and the transaction closed in a smooth manner.” The property is located at 2000 Swarr Run Road in Lancaster near Pennsylvania routes 283 and 741 and U.S. Route 30. Park City Center, one of the largest enclosed shopping centers in South Central Pennsylvania, and Lancaster General Health, a regional healthcare system, are also nearby. Crossings at Mill Creek’s unit mix features 70 percent two- and three-bedroom apartments. The units have full kitchens that include dishwashers and sepa- rate dining areas.
