Size: 90,405 SF 1700-30 North Howard St., a 90,405 SF mixed-use develop - ment project located in the Olde Kensington/Norris Square neighborhood of Philadelphia. SCOPE’s investment sales team was led by Senior Associate, Craig Thom and Manag- ing Director, Phil Sharrow. Originally built in 1872-1876, the former industrial building was the decorating plant for the Franklin Flint Glass Works of Gillinder & Sons through 1914. The main building, 1700-06 N Howard, which sits on the corner of Cecil B. Moore Avenue and North Howard Street, is a historically recognized building that was desig- nated in July of 2020. The renovation plans for the building preserves the original three-story Decorating Plant into the project’s new design. The proposed plans, created by Coscia Moos Architecture, call for the construction of a 90,405 SF mixed-use development. The entire project will include 103 residential units over 3,500 SF of ground-floor retail. The six-story new construction project will be integrated into the preserved Decorating Plant. The new construction por- tion will be five-over-one construction and will consist of masonry, zinc cladding, aluminum panels, and corrugated metal panels. Lower-level apartments will have direct ac- cess to preserve the townhome nature of the surrounding neighborhood. The targeted completion date is Q2 2023.

Type of Mixed-Use: Office and R&D, retail, hospitality, education and wellness Size: 116 acres Prism’s world-class redevelopment of the former Hoffman- La Roche North American headquarters campus, saw sig- nificant milestones in 2021, including: receiving final site plan approvals from the City of Clifton for a build-to-suit medical office building for Hackensack Meridian Health and for a 266-room, dual-branded Marriott AC/Element Hotel with a rooftop bar; and the adoption by Clifton of a new redevelopment plan accommodating limited retail uses (restaurants, small shops, a neighborhood market and oth- ers). This follows the achievement of full occupancy for the campus’ 1.45M SF of built space by leading pharmaceuti - cal, R&D, medical education, diagnostics, biotechnology, biopharma and corporate tenants.

Amenities include 24/7 nursing and concierge staff, beauty salon, wellness spa, restaurant-style dining, and direct access to D.C.’s Union Station.

Schipper, SIOR (Senior Executive Director) The Blau & Berg Company in cooperation with Transwest- ern Development Company and their representation leased ±298,253 SF to General Plumbing Supply (GPS), to serve as the company’s new corporate headquarters and major distribution center. The long-term lease commitment with the 100-year-old company, one of the largest distributors of plumbing, heating, HVAC and industrial supplies on the East Coast, was secured approximately five months prior to construction completion and encompasses two newly con- structed buildings on sixteen acres adjacent to Route 287 in Piscataway. General Plumbing Supply took possession of the property in December of 2021.

Colliers assisted Northpoint Development in the exclusive leasing of 5000 Summerdale Avenue, ultimately securing a 25-year long term lease with major utility provider the Philadelphia Gas Works for its new Philadelphia North Operations Center. The deal has resulted in revitalized use of unproductive land, community job creation, the advancement of sustainability initiatives for PGW as well as achieve operational efficiencies that have the abil - ity to impact every rate payer in the City of Philadelphia.

Duke Realty was represented by Chuck Fern, Tom Tucci, Jason Barton and Stephen Shoemaker with Cushman & Wakefield and Duke Realty’s own Ben Rosen. 150 Old New Brunswick Road in Piscataway, NJ was a speculative development of a 622,230-square-foot distribution facility on a brownfield site that had been vacant for over 30 years. While under construction, Bob’s Discount Furniture entered into a long-term lease agreement for the facility that will bring hundreds of new jobs to Piscataway.
