Wohlsen was selected to provide preconstruction and con - struction management services for a new two-story outpatient center located on an occupied healthcare campus. The new Outpatient Center comprehensive cardiovascular services including clinic space including 50 standard, flexible exam rooms and two specialty exam rooms, registration, office and support spaces as well as hospital licensed programs for cardiac rehabilitation, ultrasound, Echo, stress, and nuclear medicine. Amenities included a retail café, multi-purpose community space, roof garden, walking trails, a 290-space surface parking lot, as well as a newly constructed farmer’s market run by J-Mar Farms, which is a local landmark in the community.

Size: 170,000 SF Penn Medicine / Lancaster General Hospital needed to ex - pand their existing emergency and food service departments to handle the uptick of patients since the closure of another local hospital as well as the increase hospital care needs due to the global COVID-19 pandemic. This project is a multi-phased addition and renovation to the existing hospital and consists of a temporary emergency entrance, temporary dining facilities, office renovations, parking garage and drop- off circle reconfiguration, new kitchen, dining, and serving areas, and a new emergency department with renovations of the existing space.

Size: 80 Patient Room The new St. Luke’s Carbon County Campus is a three-story, 80-patient room, full-service hospital offering Level IV trauma emergency care, acute, critical and chronic medical care. This project made history as the largest hospital in Car - bon County giving residents access to innovative technology and advanced treatment. This facility features 20 emergency department exam rooms, three operating rooms, two OR procedure rooms, and LifeAire Systems air purifiers, an in - novative and cutting-edge air purification system that kills COVID-19 and other dangerous pathogens.

Edison Lofts – Prism Capital Partners Capital Partners’s award-winning multifamily/retail adaptive reuse of Thomas Edison’s Invention Factory and Commerce Center – reached full occupancy in 2021. The Minno & Wasko-designed luxury rental community showcases the transformation of the once-crumbling, 400,000 SF Edison Battery Factory building and grounds. The Residences at Edison Lofts features 300 homes in the historic structure; The Mews at Edison Lofts, constructed from the ground up, houses a boutique collection of 34 homes connected to structured parking. An expansive fitness center, indoor pool, rooftop deck, park-like grounds and more foster a vibrant community. Three 2021 retail leases at The Shoppes at Edison Village punctuated this banner year.

CHAPartners, a full-service real estate development firm, acquired the former Muhlenberg Regional Medical Center and repurposed the facility into a mixed-use project consisting of a community-based healthcare facility known as the Muhlenberg Medical Arts Complex and a 120-unit luxury residential apartment project known as The Randolph Apartments. The Muhlenberg Medical Arts Complex features an ambulatory surgical center, assisted living facility and others while The Randolph is a highly amenitized rental project and was fully leased in less than six months. This creative repurposing breathed new life into the shuttered hospital that was dormant for 10 years before CHA’s involvement.
