HOW TO SHIELD YOUR INVESTMENTS FROM EXTERNAL EVENTS

We are finally knee-deep into football season. As you know from my emails, it is my son Isaiah’s last year and my and Gina’s final year of kids activities. We have been doing this with all our kids for over 25 years. Isaiah’s game on Saturday reminded me of the upcoming discounted real estate properties we will see in 2023 and big time in 2024. Investors will either get involved, decide to play the game and get in the huddle, or choose to watch from the sidelines. Which will you be as these projects become available? Will it ONLY be the rich or the well-connected who have the first shot at acquiring these properties? I have been around a long time and know this will be the case. I have seen this before. 5 MULTIFAMILY PILLARS Over the next few issues of the newsletter in 2024, I think it is crucial to cover the main Pillars of Multifamily Investing and Ownership that you need to use for your multifamily ownership and investing.

Knowing this, we as investors need to choose an investment that is mostly immune to these events or, at least, have SOME of our money parked in these investments primarily immune to these events. We could come up with a list of such investments, of course. Not surprisingly, multifamily is part of this list. People still need a place to live no matter what happens with China, Ukraine, or a refinery shutting down somewhere. People still need to live, and they need shelter. This is one of the reasons many get involved with me here in the Heartland, owning multifamily. It “buys” them better protection than many other conventional investments. If you wonder what I am talking about, take your favorite stock as an example. Many times, the ups and downs of that stock are NOT related to how well the company is doing. A decrease in share price is often based on something outside of the stock, such as a refinery having to shut down during a flood or a fire. Or the ongoing war with Russia and Ukraine, how well that goes, or any military exercises China decides to engage in. I get tired of hearing about news happening everywhere that has nothing to do with my stocks. But my stock value is subject to plummeting because of what I call unrelated investment events like these.
