Dear Friends and Colleagues: As we are all aware in our professional relationships, collaboration is a key factor where “1+1 is greater than 2”. This fall, USGBC NJ and the Metro NJ Chapter of the Appraisal Institute will be collaborating on a joint event in order to expand our collec- tive perspective on Green Building and valuation. This event will be both a Network- ing and Educational Event and will be held on Thursday, October 1, 2015 from 5:00 – 8:30 PM in Basking Ridge, New Jersey. proves to be a challenge in many areas. To correctly assess the value of green buildings, it is important to consider whether the perceived higher costs to design and construct a green building are offset by the building’s long-term energy and operating/ maintenance savings. There are also the “softer” elements to consider such as employee and student productivity as the case may be. Commercial buildings that have implemented green strategies and/or achieved LEED certification benefit over the long-term with lower energy costs. Many building owners are also seeing rent premiums, higher occupancy levels, increased worker productivity and decreased operating expenses. Schools are another building type with quantifiable long-term benefits from sustainable strategies and LEED certification, in- cluding lower utility bills and decreased maintenance costs. On October 1st, the innovative LEED projects that will be presented by experts in the fields of real estate, architecture/engineering and risk management during the educational program will illustrate the added value of building green—not only in terms of quantifiable benefits, such as decreased energy and main- tenance costs—but also the qualitative benefits. These elements increase a building’s profile in the com- munity, help companies and organizations fulfill their missions, and create educational opportunities for staff, tenants, and students. The hope is that the marketplace will soon respond, providing a way to truly reflect the value of green building.
