At a time when all the jokes are about Americans moving to Canada, it is Canadians that are laughing all the way to the bank. Canadians are starting to cash in on their property investments made when the US real estate marketing took its downturn. Canadians who own US real estate these days are seeing US housing market prices increas- ing substantially over the last twelve months. This, combined with the low Canadian dollar, has created the perfect opportunity for Canadian investors to unload property and upload profits. Canadians, or anyone for that matter, that purchased property in Arizona have seen prices appreciate an amazing 64% since early in 2011, what is more unbelievable is that 12% of that increase has occurred in the last year, so when you look at the exchange you increase another 27% when converting from the US dollar to the Canadian loonie.
So for you Canadians with property in the US it might be time to sell if you are in any of the locations listed below.
