BUILDING EXTERIOR

The majority of the exterior walls are constructed of 6” non-load bearing metal studs with a 1” stucco-coated exterior insulation finish system (Dryvit) over 5/8” gypsum sheathing. There is a separate interior vapor barrier. There are cast concrete walls where the earth berms adjoin the exterior walls. Exterior Walls The overall condition of all components is good with some damage of the insulation finish noted in the north wall adjacent to the service yard. At many locations above the ceiling, the vapor barrier has loosened from the exterior wall and does not function to limit vapor transfer thru the exterior wall.

Exterior Windows/Glazing There is aluminum storefront glazing provided at on the south elevation and at the entrance lobby. The storefront is typically in good condition however it is not provided with insulated glass and there is some biological growth is present on the horizontal surface of the mullions at the south door where the planting is directly adjacent. The remaining glazing is aluminum frames and fixed or awning operable sections. Glazing is indicated to be 1” insulated. Generally, the roof appears to be serviceable and the facilities staff reported no on-going or recent leaking. Specific observations include: Roofing
