The 53 detached sales were an increase of 1.9% month-over-month and up by 43% year-over-year. The sales-to-listings ratio was unchanged at 9% in February, as Richmond’s detached market remained in buyer’s market territory. The benchmark price was $1.51M in February—0.5% above January but a 2% decrease from February 2019. The average sold price was $1.86M, 10% above last month and 12% higher year-over-year.
