Lexica

South London and Maudsley NHS Foundation Trust (SLaM) Estates Strategy

Barts Health NHS Trust Property Support

Approach and Outcomes For Barts’ new HQ, Lexica managed a multi-disciplinary project to source, acquire and relocate over 570 Barts staff into a flexible, sustainable, technology-driven, and collaborative modern office space, at a significantly reduced cost. The move addressed legacy issues from a 1930s listed building with ineffective floor layouts, dated building services, high running costs, poor IT infrastructure, and lack of integrated working. Lexica subsequently negotiated lease terms to achieve the most competitive market deal, advising the Trust on the most appropriate solution for their requirements and inputted into their final business case. Working closely with the Barts project delivery boards and relocation champions, Lexica’s project managers oversaw the fit-out of the space in Canary Wharf, delivering to programme and budget, and ensuring client objectives remained at the core of the project. This transformational move was delicately but robustly managed by Barts with the support of Lexica’s programme management team, ensuring that actions were completed on time and encouraging staff engagement across the whole workforce. This transformation project substantially reduced the trust’s long-term running costs, enhanced staff well- being, and fostered enhanced communication and collaboration across teams.

Approach The strategy encompassed service reconfiguration and a self-funding modernisation programme via rationalisation and disposals across the four hospital sites and 90+ community properties. In order to deliver the strategy, Lexica undertook the following: • Detailed data collection and mapping to develop and produce a Trust property database. • Extensive stakeholder engagement and workshops. • Development Controls Plans for all hospital sites aligned with supporting strategy for community assets. • Realigned priorities to benefit patients, staff and partner organisations.
