“As we go further out into new geographies – the likes of Wimbledon, Richmond, Islington – a full set-up becomes necessary again, with pools a big part of our success. But what we’re learning is that, when we have two or even three clubs reasonably close to each other, it’s not entirely necessary to have a pool in each of them. Now, 30–40% of members buy our group membership and use multiple clubs. “That’s a good learning, because the typical Third Space pool and luxury wellness recovery space costs £1.5–2m to build, then £30–40k a year in energy to run. “So, we’ll use the network effect wherever we can. However, as a luxury operator serving busy Londoners who need to de-stress, swimming remains an essential part of our offering.”
