EXECUTIVE SUMMARY. We are seeking to appoint a Head of Property & Estates who will support in the development and maintenance of our estate, along with supporting the modernisation of the Charity.

We are seeking an individual who has experience in managing and developing a residential estate of a similar size. In order to be successful in this role, you will need to be able to demonstrate excellent stakeholder management skills. We also require you to have a NEBOSH (or alternative Health & Safety qualification) along with having experience using property management software. This is an exciting opportunity to work in a client-side estate management role for a local charity wanting to make a positive difference to the people of Lambeth.

The majority of our Estate is made up of residential properties which are market- let under AST’s, with a small number of commercial properties. The Head of Property & Estates will be responsible for the management of the estate, as well as leading various projects on the estate and wider property strategies. Key responsibilities are repairs & maintenance, lease negotiations & lettings, contractor management & tendering, refurbishments & development, office management and rent reviews & invoicing.

About.

OUR ESTATE The Foundation owns and rents 100 locally based properties, the income from which, alongside our other investments, fund our grant-making, which primarily is focused on improving education and employment opportunities of young Lambeth residents from low-income backgrounds.

We are an independent, Lambeth-based, grant- making foundation and charity with roots from the early 17th century. Our work aims to break cycles of financial deprivation for people living in Lambeth by awarding grants to individuals, organisations and community groups. Our grant-making is primarily focused on improving education and employment opportunities of young Lambeth residents from low- income backgrounds. For the ten years to March 2022, we made grants amounting to over £20 million. Our endowment comes from a mix of properties and financial investments.

Job Description.

JOB TITLE: Head of Property & Estates

revaluations, adhering to budget and required criteria and all aspects of Health & Safety. • Responsibility for external contracts, consultants and contractors in all aspects of the estate’s management and for maintaining and promoting good tenant/neighbour relations. • Initiating, as needed, enquiries with the Foundation’s lawyers and surveyor. • Arboricultural management; permissions under, and enforcement of, restrictive covenants. • The role includes office management: managing office supplies, contracts (cleaning, photocopier, comms) and security. TYPICAL DUTIES: • Oversight of all aspects of the Walcot Estate • Security and safety of operational properties and vacant properties • Reactive maintenance • All aspects of lettings (end of tenancies, works, finding new tenants, on boarding, all tasks associated with AST lettings and tenancies, including deposit management, appointment of, and liaison with, letting agents) • Maintain key and control distribution • Oversight, with surveyor, of planned maintenance work • Weekly inspection of vacant properties • To ensure compliance with landlord and employer health and safety obligations • To maintain accurate records/documentation associated with your work • To be part of special projects as may be reasonably required. • Attendance is required at the Investment Committee which meets four times a year at

The Head of Property & Estates will hold overall responsibility for the operational management of the property portfolio and historic Walcot Estate. Additionally, the role includes Office Management functions. MAIN TASKS/DUTIES & RESPONSIBILITIES These include, but are not limited to the following: • To advise the Director and Governors (as required) on new regulations affecting the Estate, recommend options for their implementation and ensure compliance within agreed timescales. • To provide to the Finance Manager projections of costs and rents to allow him to prepare budgets and cash flow forecasts for the Estate. • In consultation with the Director, to lead in the development and management of long-term maintenance plans for the estate. • In consultation with the Director, to assist in the development, maintenance and management of the overall risk register and business recovery plans. • Securing and managing lettings, managing and organising repairs and maintenance (reactive and planned), maximising rental income consistent with securing a long term sustainable income stream from investment properties, ensuring regulatory and statutory compliance and quality standards, income cash flow projections and managing reversions from registered rent status, planning and managing minor refurbishments, overseeing five-yearly (and as needed partial periodic) property portfolio

HOURS, LOCATION AND SALARY/BENEFITS Based at the Foundation’s offices 127 Kennington Road London SE11 6SF Full time (35hrs) Salary £55k-£60k pa plus 10% pension contribution REPORTS: • Reporting to Director of The Trust • Working closely with the Finance Manager. • Estates Administrator Directly reports. • There are various external relationships to manage and support, including those with Cluttons (Surveyors), building, repairs and maintenance contractors, landscaping, grounds and arboriculture maintenance, letting and estate agents, cleaners etc. ABOUT THE WALCOT FOUNDATION: The Walcot Foundation are a grant making charity, helping make change happen for those affected by modern day poverty and disadvantage. Over the ten years to March 2023, The Foundation made 3,798 grants totalling over £22million. Through grant-making they create opportunities and possibilities. The approach is not to give a hand-out but a hand-up. The focus of their work is improving the whole-life prospects of Lambeth citizens affected by low income. ESSENTIAL ABILITIES AND COMPETENCIES FOR THE ROLE

You must possess: • Practical knowledge and experience of property management.

• Knowledge of the legal framework of letting and managing residential property (or the ability to quickly acquire that). • Good judgment and be able to work on your own initiative without close direction. • An ability to formulate realistic and competent advice for the Director and Governors. • An ability to form and maintain positive relationships with a wide range of people and roles. • Well-developed interpersonal, organisational and communication skills. • Integrity and honesty in all dealings.

• Project management skill. • Good attention to detail.

• 1Routine competence in Microsoft Outlook, Word and Excel and the ability to learn and maintain our property management software (Landlord Vision).
