8.0 MAINTENANCE CHECKLIST

The following is a suggested program of common maintenance tasks. It can be adapted to suit your property and its needs.

Autumn ROOF

Summer ROOF

Clear fallen leaves from roof and gutters (6–12 months)

Clear rubbish, leaves and debris (6–12 months)

Check for damage to flashings or capping (2 years)

EXTERIOR WALLS

Check for signs of pests or water damage (12 months)

Inspect slate, terracotta or steel for damage or rust (7 years)

Touch up paint or repaint as needed (3 years)

Gutters and downpipes

WINDOWS AND DOORS

Clear gutters (6–12 months)

Check for loose or damaged sills and frames or broken glass (3 years)

Check for damage, rust and that gutters work in heavy rain (12 months)

Check that hardware operates and check window sash cords for damage or decay (3 years)

GARDENS

Water lawns, garden beds and trees deeply (daily to weekly, based on weather/plant needs)

FOUNDATIONS, FOOTINGS AND STUMPING

Remove rubbish and clear vents (12 months)

Remove dead branches from trees or shrubs (12 months)

Spring EXTERNAL WALLS

EXTERIOR WALLS

Check that walls are straight and verandah posts are sound (7 years)

Check for loose weatherboards or damaged/ crumbling brick or stone (5 years)

EAVES

Winter GUTTERS AND DOWNPIPES

Remove bird or insect nests and cobwebs (12 months)

Check that gutters, downpipes and drains work in heavy rain (12 months)

Check for signs of water damage (12 months)

FOUNDATIONS, FOOTINGS AND STUMPING

GARDENS

Check for damp, rot or signs of pests (12 months)

Cut back trees and shrubs in late winter (responding to weather and plant needs)

GARDENS

Remove weeds from garden beds, paths and driveways (6 months)
