The 358 condo listings in Coquitlam in August were down 9% from July but 14% higher vs August 2018. Year-over-year condo sales decreased by 2% in August (to 82) and were 12% lower month-over-month. The sales-to-listings ratio dipped to 23%, as Coquitlam’s condo market remained in seller’s market territory. The condo benchmark price in August was $524,300, 1.5% above July but a 5% decrease vs August 2018. The average sold price was $544,170 in August (up 1.4% vs July) while the average PSF sales price was $631 (a 0.5% increase vs July).
