Detached listings in Langley (at 639) were 9% below July and 6% lower than in August 2018. Month-over-month detached sales were down by 9% in August (to 109) but 38% higher year-over-year. The sales-to-listings ratio was unchanged at 17%, as Langley’s detached market remained in balanced market territory. August’s detached benchmark price of $981,500 was virtually unchanged from July and 7% lower vs August 2018. The average sold price was $1.03M, down 6% from July and 12% lower year-over-year.
