The number of detached listings in Vancouver East in August, at 646, was down 7% from July and 26% from August 2018. The 73 detached sales were 30% below July but 26% higher vs August 2018. The sales-to-listings ratio decreased to 11% in August, reflecting buyer’s market conditions for Vancouver East’s detached segment. August’s benchmark price was $1.35M, down 0.5% from July 2019 and 11% lower than in August 2018. The average sold price of $1.46M was 0.8% above July but 8% lower vs August 2018.
