ALTONA GARDENS & ALTONA DRIVE, LISBURN Leo Matheson Ltd was appointed main contractor for Choice Housing’s £16m mixed social housing development on Hillsborough Old Road in Lisburn. The scheme comprises 30 three-bedroom, 46 two-bedroom and three four-bedroom general needs houses, with a second phase adding three houses, two bungalows and six apartments including eight properties with wheelchair access. The project’s scope included access, parking, cycle bays, open spaces, landscaping and all associated site works. Strong working relationships with subcontractors, and a skilled team led by Project Manager Brendan Savage, allowed a strict deadline to be met. Director Leo Matheson said, “I have built a reputation for the successful and timely completion of projects for clients in both the public and private sectors and this is my company’s fourth project working with Choice.” BANGOR COURTHOUSE Originally built as a branch of the Belfast Banking Company in 1866, Bangor Courthouse has been transformed by Leo Matheson Ltd into a seafront venue for music, arts and culture. As a Grade B2-listed building, a conservation-led approach was required to respect its historical context, detail and fabric. The ground floor was completely reconfigured to create flexible spaces, requiring extensive demolition, steel bracing and installation of a lift and fitted kitchen. Original fixtures and fittings were restored, including mosaic tiling and cornices. A single-storey extension was built to accommodate toilets to service a rear courtyard area. Open House Festival’s Kieran Gilmore said, “Our design team and the main contractor worked together to restore this beautiful Victorian listed building, saving it from the At Risk Register.”
LEWIS MEWS APARTMENTS, EAST BELFAST A unique apartment development with a mixed offering of attractive social housing and affordable sale and rental apartment development for Choice Housing in East Belfast, Lewis Mews comprises five blocks totalling 71 units. Built on the old Gallaghers’ cigarette factory site, the crescent-shaped building sits alongside the Connswater Greenway. Mirroring the curve of the riverbank, the rear, outer circle of the build was constructed first with materials brought through from the inner circle. Construction involved blockwork, brickwork, timber and precast units, a steel frame with Sika flat roof overhang, zinc fascia and soffits. Poor ground on the brownfield site required piled foundations to be designed and drilled, with great care taken to minimise noise pollution. A curved design and overhead power cables added further complexity to the build. FIRST PORTADOWN PRESBYTERIAN CHURCH A major renovation of the existing church building was carried out alongside construction of two glazed side extensions and a single-storey extension to the rear of the church hall. Built in 1822, the church was facing serious damp and dry rot problems, forcing a complete strip back to the walls, replacement of rotten roof timbers and floor removal. Stained glass was reconditioned and reinstalled, while original arched windows were removed and replaced with replica designs. A 240-seat curved balcony was replaced, requiring a cantilever balcony supported by hidden steel columns in the wall. Adding a welcome area with coffee-making facilities, ramped access, accessible toilet facilities, multi-purpose room and storage facilities, the project also included a complete overhaul of the electrics and installation of underfloor heating and radiators.
