Woodvale Construction has successfully completed the redevelopment of Elmgrove Primary School in East Belfast, a project valued at £13.5m that combines modern educational facilities with careful restoration of a Grade A listed building. Collaboration with Historic Environment Division personnel on site was key to attaining the desired outcome to preserve and protect this valuable listed building asset for future generations. Originally opened in 1933, the school has relocated from its historic Beersbridge Road site to a newly-constructed campus at the former Avoniel school site. The development accommodates 620 primary pupils and 52 nursery children and provides a safe and inclusive learning
environment with direct pedestrian access to the Connswater Community Greenway. Woodvale Construction carried out the project in three phases to ensure minimal disruption. The first phase involved the creation of temporary educational facilities and school meals accommodation at Beersbridge Road. In the second phase, existing structures were demolished while the listed building was refurbished and three new extensions were built to house a 21-classroom primary school, a detached nursery unit and a dedicated nurture unit. The final phase saw the decommissioning of temporary facilities and the full transition to the new site. A key challenge of the project was
restoration of the original brickwork and structural renovations required to preserve the historical integrity of the listed building. The work included bespoke joinery to replicate original window frames and doors, as well as traditional brickwork that demanded a highly skilled workforce. Additional challenges included fire safety upgrades to meet modern regulations and managing site logistics in a densely- populated residential area with restricted access for deliveries. Woodvale Construction’s expertise and careful planning ensured that these challenges were met while maintaining high standards of craftsmanship.
