• We are continuing the Association cleanup of trees and foliage.
H ello to all Seven Lakes residents wherever you are this summer. I hope and pray that you all are having a safe summer. Well, June is here and the rainy season begins if not already. Hopefully, all the efforts so far will keep everyone dry. Hurricane recovery is still our number 1 effort. We will continue to update all Hurricane efforts weekly. If you have not been able to view the weekly report, here are some updates: • The contract with an Engineering Contractor for Buildings 3 and 25 was signed. By the time you read this we will already have conducted the initial Town Hall meetings with both buildings to outline the schedule and timeline. • Condos 4 and 5 roofs are nearing completion if not already completed. And we have signed con- tracts for both Condo 4 and 5 to begin rebuilding the units.
Regarding the newsletter and based on resident feedback, we will be printing and publishing a full color “Executive Newsletter” for July for free. This newsletter will be smaller than the online version and will feature monthly events at Seven Lakes. We are working hard, and are almost there, in ob- taining funding through ads that will completely fund this newsletter. If it works out, we will contin- ue publishing the printed version. Regarding the sidewalk concrete repair, we are waiting for the contractor to provide us with a schedule to begin. We will notify all when that is to begin.

GENERAL MANAGER’S REPORT HENRY J. AMAYA, CCM, CAM
I was born in Barcelona, Spain, 50 years ago. Mar- ried with Katryna for 17 years and am a father of 3 kids (Alvaro 12, Varia 12, and Alex 11). I graduated from Management School University of Barcelona in Business Management and Administra- tion with major on Accounting. I have been working on Finance and Accounting for more than 20 years in Spain, Singapore, Mexico and USA managing the finance department of different companies (Amway Spain and Portugal, Auto Independencia, POSH SEMCO, CSP and Alvalex) working in different sec - tors (automotive, textile, shipping, retail). I arrived in Florida 5 years ago and landed directly in Fort Myers. I love to read books, watch films, spend time with my family and trying to learn to play golf.
I hope all of you had safe travels back up north. Are you missing the florida sunshine, your friends and everything your home here at Seven Lakes offers? We are missing all of you and the TEAM is preparing for the upcoming season, and hopefully, we will impress. I’m happy to inform you that we have hired GeoWorld Engineering to help us with restoring Condos 3 and 25 to pre Hurricane Ian. We held a townhall with the condo unit owners and they asked questions and the engineers discussed their time line and approach for the reconstruction process along with providing their estimated date of completion of September 2024. We are looking forward to finalizing those two condos and returning our residents back to their home. We are also happy to share that the insurance com- pany has approved the reconstruction of Condos 4 and 5. The roof replacement for Condo 5 is almost complete and they will begin the roof replacement
for Condo 4. After they complete the roof of Condo 5 the recosntruction process will begin and afterwards they will move to the reconstruction of Condo 4. The reconstruction of building 22 and 23 is taking longer than what was estimated. Weare working with the vendor to increase their productivity and complete the work, and the outside painting can begin. We are working on getting the approval for build- ing 24 and hope the approval is recieved shortly, so work can begin. The installation of the gate system is in progress and the implementation starts in July. The fulltime residents will be scheduled and set-up for the tran- sponders in July while the seasonal residents will be scheduled for November for their transponders set up.

My partner, Jim Pinion, and I bought our Seven Lakes Condo in March of 2013. We decided to make Seven Lakes our permanent home in October of 2022. We brought our possessions down, went back home to Southern Illinois, to close the deal, and while we were gone, IAN hit. Welcome to Seven Lakes! We still do not regret our decision and absolutely love it here. We are avid golfers, with me, being the more competitive of the two of us. Though Jim does manage to win occasionally. Tee Hee! We love the wide array of amenities here at Seven Lakes and totally understand why it is called “The Best Kept Secret in Southwest Florida”. I’m currently a Condo Rep and love our Seven Lakes family. Being called Mom, by the coolest son ever, is the best thing that has ever happened to me. With an awesome daughter-in-law, 4 grand- kids and two great-grandchildren, my life could not be better. I love being Grandma and GG. I envy no one. I worked 37 years at “The Phone Company” as an Engineer and Project Manager. Jim retired from Chrysler after 40 years as a Union Official.

I love making a positive impact on peoples lives. That is why my biggest accomplishment, besides being Mom, Grandma and GG, is that I ran a non-profit, for 6 years, to work toward a cure for a rare kidney disease that my youngest grandson, Marley, has. Though there is no cure, at this time, we now have drug trials and government funding. That,my friends, allows for hope. CONTINUED

W ow is it hot! With the summer temperatures upon us, please make sure you take plenty of water for your round. As a reminder, if the Lightening Detection horn sounds, you must seek shelter immediately. The reciprocal information is available on the website under the Golf tab. Please do not call the other Clubs directly, call the pro shop and the staff will be happy to make the tee time for you. Remember, if you are going out to play, you must check in with either the starter or the pro shop and all play starts on hole #1. If you have guests, they must be paid on the day of play unless the pro shop is closed, then you can pay the next day. If you have a booked tee time and do not intend on playing, you are required to cancel at least three hours prior to the tee PRO SHOP UPDATE

time. All no shows will be charged an additional Chelsea point. We will be hosting the SWFL Junior’s again this summer. They play 9-holes and do not affect our members tee times. Enjoy your summer!
GOLF COURSE UPDATE
A s you may have noticed, summer maintenance on the golf course is in full swing! All playing surfaces, minus some distant rough areas, have been success- fully aerified for the first time this summer. Next up will be verti-cutting (i.e., thatch removal) of those same playing surfaces. Following the above-mentioned procedures, there will be copious applications of sand topdressings for smoothing out these same areas. Then rinse and repeat throughout the summer months. You may notice some brown patches on the greens throughout the summer. This is purposely done to eliminate encroached Bimini bermudagrass within the TifEagle greens surface. The brown spots will eventually be removed and plugged, by hand, with TifEagle from the practice green nearest hole #10, which serves as our nursery green. This practice green will most likely be closed later in the summer and will be re-sodded as needed in the fall.

Tree trimming and ornamental plantings will begin soon along with applications of various turf en- hancement products throughout the golf course. Again, the bulk of this work will be conducted on our Wednesday closed day, so for your safety, please refrain from being on the course that day. Thank you for your patience and cooperation as we strive to produce the finest golfing facility within our means for the Seven Lakes Community!

G rounds Dept has many projects going on from hard wood trimming to palm tree trimming ,the entire property common areas and all condominium properties being trimmed. Fertilization of turf areas and plantings has been completed. A number of large sprinkler is- sues have been worked on. Some hand watering of palms thru out the property is being done. The lack of rain has caused plants and turf areas to show signs of distress with a lot of leaf drop. When the rains come back so to will most of the vegetation . GROUNDS UPDATE

S ummer is here! Many of you are returning or have returned to your other homes. Please make sure your homes are secure and your con- tact information is up to date in our system. Also, it is beneficial for homeowners to: • Videotape or photograph the interior and exterior of the building; this will assist you in verifying insurance and tax credit claims as it relates to your units. • Back up your computer files. If needed consult an agency that can help and should also be available to help you restore the information after the storm. • Assemble insurance policies, financial records, inventories, and other important documents. Make duplicates and store them in alter- nate safe places.

• Bring in any other loose objects that are normally left outside. • Clear all desk and table tops of small loose items. • Disconnect all electrical appliances and equipment. • Box or place any loose papers, books, hanging plants etc., in desk drawers or storage cabinets. While you are away, we will be working on various projects throughout the community. The maintenance will be working on preparations for the upcoming rainy season: • Clean drains, gutters and downspouts of the building. • Check equipment and generators for secureness or possible relocation • Inspections of association areas for loose items and storage if unused assests • Securing attic access panels and roof hatches • Checking AC strapping on building rooftops Other projects during these months will include but
T he facilities team will be working on storm related issues in the month of June. The roofers are currently working on building 4, and 5 trying to install the TPO. They should complete the job by the end of June weather permitting. The maintenance department is trying to bring back the curb appeal at Seven Lakes in every way possible. We have contractors scheduled to start repairing all damage side- walks, condo units, and cart barns. We will keep you posted as we proceed. MAINTENANCE UPDATE

W e hope you’ll enjoy the food trucks visiting Seven Lakes in the ear- ly part of the month! We’ll keep your hot summer nights a little cooler with talks from DL Havlin and Thirsty Thursdays. Starting this month, we’ll be asking for your entrée selection with your reservation, and it will be required for each person so please have that ready when selecting your seats! We will welcome back Herb Campbell on June 8th and introduce a newcomer to Seven Lakes on the 22nd, Wendell Ray! On the 12th of this month, you’ll have a chance to learn how to organize and energize your kitchen with Kristin Macrae, an industry expert in helping to improve your life in ways you didn’t even realize could enhance it! Be sure to check her out, she will be back later in the year with more talks to help shape things up a little bit! LIFESTYLE UPDATE
T he month of October was close and having some changes in the Finance Department. I was hired to manage the Finance Team to replace Eric Hertha who decided to retire after a few months working in Seven Lakes. We have closed the month on time and distributed the financial information for the month of April with the representa - tives of the different condominiums. We are trying to make some changes to continue to provide excellent service and to serve all Seven Lakes residents.

We are working on the new assessments for the condominiums that suffered damage during Hurricane Ian and in the month of May we
are going to send all the residents the letters with the resolutions of the special assessments.The Seven Lakes Finance department is available to all residents to help them with whatever they need.
On the 14th of this month, we will welcome Lee County Sheriff’s Office and their virtual reality training trailer! You won’t want to miss this experience and space is limited. Be sure to read more details about this event and how to get in on this extraordinary opportunity, right here at Seven Lakes.
T he Administration Department is wrapping up the process of scheduling and preparing for special condominium meetings for the remaining condo- miniums that need to vote on any repairs due to Hurricane Ian damage that did not meet the insur- ance deductible or condominiums that need to vote on the use of condominium reserves to pay for part of their insurance deductible. We continue to check in with the Finance Department to update them of which condominiums are ready for the assessment mailing process, and to ensure invoices have been sent to those condominiums who received Board approval to move forward with their assessment. I am currently working with Shana, Communications Director, on updating the new owners and renters’ welcome packets, as well as all Association forms and applications. It is a large task but one that we are very excited to be working on! ADMINISTRATION UPDATE

W ith June upon us summer is in full swing. Once we get past our nice, deep clean and come back sparkling, we are looking forward to making it one fun summer. Seven Lakes is throwing a birthday party for our June babies! We are having an Italian Night and letting you build your own yummy plate of pasta! And, a fun lunch for all our dads out there for Father’s Day.
