The 7,800 square foot custom home at Palmilla Beach of Leigh Ann and David Hobbs is a coastal modern dream escape with 7 bedrooms and 7 baths that can sleep up to 20 people. With 30 foot ceilings and unobstructed ocean views plus a close-up lake view, this beach house represents the pinnacle of Texas coastal living. Leigh Ann shared with us their experience building a custom home on a premier lot in the luxury enclave of Palmilla Beach .

Initially, the Hobbs intended to buy a pre-built home but could find nothing that met their needs in a convenient location or featured beautiful views with no detracting features like power lines nearby. They fell in love with Palmilla Beach at first site and rave about the incredible planned community, its staff, and the natural beauty of its exquisite grounds. Working with Thaxton and Garrett Kypke Builders , and architect Taylor Mauck of Island Architecture , Leigh Ann and Dave wanted a second home that would be a place they could gather with their grown children and their families as well as an investment property. They have both and are thrilled with the results. The architectural style of Palmilla’s exteriors is coastal vernacular with modern lines in watery shades that complement their location perfectly, so the interiors were the most customized element for the Hobbs. On Leigh Ann’s must-have list were a 2-story great room encompassing open kitchen and dining areas with spectacular views, a bunk room with built-in stairs instead of ladders, a spectacular master bath with a freestanding tub,

custom shower, and a digital sound system that delivers music to all outdoor entertaining areas. The magical great room has sky blue ceilings and a unique white wall of art cubbies and oversized television space designed by Christi Farley of Susan Castor Design Studio . It also has white timbered ceilings, a wrap-around balcony, magnificent views, and a gigantic island plus sit-down dining for fourteen. Leigh Ann is thrilled with the results and revels in the view from her chef’s kitchen. The house has 3 refrigerators and a separate wine storage area, while the first floor contains a prep kitchen for convenient outdoor entertaining.

The Hobb’s magnificent getaway is almost the antithesis of their lovely city home where antiques reign, and that is exactly what they envisioned for their seaside escape. A constellation of gorgeous geography, artful architecture, and interior design, combined with their personal style and attention to detail, and the Hobbs couldn’t be more thrilled with their decision to build at Palmilla Beach.

The clean lines and light-filled space are a perfect backdrop for the breezy blue and white décor and the paintings by local artists throughout the home. Large bedrooms, ample storage, multiple entertaining areas and soon, a custom Keith Zars pool will complete their multigenerational beach escape. In high demand by renters, the Hobbs sneak away to enjoy their own spacewhenever possible and having met other homeowners they have a wonderful social life at Palmilla . They rave about the accommodating staff, the concierge beach service, and the incredible amenities that make life at Palmilla a fantasy experience.

• Use a luxurious porcelain tile throughout the home to make sandy feet or kitchen spills a breeze to clean up. The Hobbs offer this advice to anyone wanting to build their own custom beach retreat • Make sure you plan for enough space so that guests aren’t on top of each other. • As beautiful as they are, stay away from shiplap on exterior ceilings. Humidity!

Tod Arbogast, of Arbogast Custom Homes , one of Palmilla Beach’s specialty builders, recently won the Austin 2020 Parade of Homes’ top award. Having built several custom homes at Palmilla Beach, Tod says his favorite thing about building there is, “that every day seems like a vacation when you are surrounded by the stunning natural beauty and resort amenities that Palmilla Beach offers.” Tod also has some advice for future homeowners.

Firstly, he suggests you engage a builder well before the design phase. Discuss your expectations and your budget with the builder and develop plans together as opposed to purchasing architectural plans and then bringing them to a builder. The process works best when there is a seamless continuity from start to finish and your builder can ensure you aren’t disappointed and there are no mismatches between your plans and reality.

Another important consideration Tod says is choosing an experienced builder, one who has built in that location exten- sively, as the island itself demands a certain scientific knowl- edge because of its climate and the specific materials required to build there. You also want a builder who is committed to that location long-term and will be around in a few years if needed. Finally, it is very important that a builder have a specific process and systems in place for communicating effectively. Custom builds often occur at a remote distance and if a builder cannot show you the site or materials or get your approval when you cannot physically be there, then you are going to have a problem.

The advantages of building custom are that you can get exactly what you want, from the number of bedrooms to layout and kitchen configuration, framed views and specific finishes. You can take advantage of the latest in smart technology like keyless access options, remote climate control systems, and automatic shade solutions, etc. If you can imagine it, Tod can build you a customized version of it.

From golf simulator rooms to dog showers, and integrated storm safe rooms, from lazy river swim- ming pools, to climate controlled wine storage, to indoor batting cages, putting greens, and basketball courts, anything is possible with a custom-built home. Keep in mind that you may want different finishes for a rental income property than for a personal home, or you may want something suitable for both uses.

Working with your builder and having an effective relationship with clear communication is key to a mutually beneficial outcome. Palmilla Beach has stunningly curated architecture, and the most exciting coastal view home- sites of any community on the Texas shore. Judy Smith is the Queen of Beach Chic. She has decorated and staged many Palmilla Beach properties and raves about the clean lines and architectural openness of Palmilla Beach architecture. The elegant, neoclassic lines create a clean palate for decorating interiors and the abundance of natural light makes the outdoor scenery the star of the show, whether it’s a large custom Palmilla home or the smaller elegant Duets. The number one piece of advice that Judy gives homeowners who are tackling beach interiors, is to do what makes them happy but differs from their home in the city. When you are at the beach you want an escape, not your usual comfort zone. At your primary home you probably wouldn’t want a turquoise and orange dolphin patterned armchair, but it works at the beach. If your city home is very colorful, then you may want to explore calming neutrals and white slip-covered furniture. This is your chance to be playful and original, with an eye to your personal comfort above all else.

Judy owns multiple décor shops (My Coastal Home) on the coast and a 12,000 square foot warehouse full of artful high demand items for second homes on the Texas coastline. They can decorate for you, even providing instant gratification by doing your entire home within 48 hours, or you can browse and shop their stores to your heart’s content, furnishing as you go. Judy maintains a large stock of inventory so property owners can get everything they need from dishes to furniture at her local emporiums and she stresses that though they do have high end supply, decorating your beach house does not have to be expensive. Fun-loving style comes in all price ranges and they can work within any budget to create your custom beach style.

Coastal décor has come a long way from shells, anchors, and oars, lending itself to a certain glamor in keeping with the homes of Palmilla Beach . From textural walls of colored shiplap, to porcelain tile floors that look like faded beach wood, mixed metal light fixtures, and calm blue bedrooms with bling, your beach house can be rustic, retro, or glamorous, all with a maritime inspiration. Most homes at Palmilla feature bunk rooms with multiple sets of built-in beds and/or sleeper sofas for kids and grandkids. The whole room is a big beach party geared towards younger people with comfy fun furniture, smaller tables, relaxation or gaming areas, and happy pops of color everywhere. It’s all about being together and making memories so the more family and friends that can fit the merrier.

Judy uses the beauty of Port Aransas in her interiors, with stunning views becoming artwork and beach photography that plays on the nautical themes of the Texas coast. The sheer abundance of fish and bird species in the geography mean that these motifs appear in upholstery patterns, wallpaper, ceramics, and décor items everywhere. According to Judy, wallpaper is back in a big way, as are sparkle shells, mixed metals, and glassware, which add a contemporary feel. One element Judy includes in all her homes are the colorful swivel chairs she features at her shops. In addition to being economical, they glide, spin and swivel, are low maintenance, and provide those fabulous pops of fun color so important in beach décor.

New materials and innovations are about comfort and relaxation meeting low maintenance. Judy stresses the importance of sturdy, practical outdoor furniture that withstands humidity, water, and the wind of the coastal climate without buckling. Outdoor pieces made from aluminum, recycled plastic, and stainless metals which she sells at her shops are perfect for their resilience. From colorful Adirondack chairs to beach umbrellas, lounges, tables, and outdoor hide rugs, your interior stye should flow effortlessly to your exterior spaces. Some of the ways Judy conceptualizes the ocean lifestyle is by using lots of natural materials like jute, wicker, shells, and even giant pieces of driftwood for table bases, etc. Seafoam greens, watery blues, creamy whites and surprising reds can all find a place in your custom home by the sea. Judy can incorporate porthole mirrors, woven fibers on lamps, ropes, and other repurposed nautical objects to make your getaway space unique to you. With people spending more time in their second homes than ever before, now is the time to create your own private retreat is as fresh, fun, and invigorating as you are.

Wonderful Winter • On December 5th, enjoy the Christmas Lighted Boat Parade , 6-8 p.m. at the marina. Decorate your boat and win prizes or just come to mingle and watch. The kids can meet Santa, and eat cookies, while you enjoy tamales and hot chocolate. • Start your own Christmas traditions like the Santa Bike Ride or on New Year’s, the Polar Bear Plunge , a chilling and experience everyone can partake in! Even Santa loves Palmilla Beach and he is sure to pop in to rest his reindeer and visit with the kids. • January 25th -26th, is Taste of Port A , a celebration of the local culinary stars with selections from 25 restaurants.

SPRINGTIME SPLENDOR • One of our favorite events Port Aransas is the Spring SandFest ! People come from all over the world to watch these mazing sand artists sculpt masterpieces from 10,000 tons of sand. A 3-day extravaganza of fun for the whole family. Compete, or just admire, stroll, and enjoy the food vendors, musical performances, shopping. • Spring is the perfect time to participate in one of the many fishing tournaments in the area or plan your annual boat charter trips with Deep Sea Headquarters ! Book the Red Dragon Pirate Adventure, the Scarlet Lady Dolphin Adventure, or even a serious deep- sea tuna fishing expedition. • April 30th-May 7th is the 6th annual Wooden Boat Festival at the municipal harbor! Bring your boat, build a boat, attend boating seminars, or let the kids can build model boats.

SUMMER SUNSHINE • Memorial Day, the gateway to summer fun starts with a bang at Palmilla with our first Summer Concert Series on the Great Lawn. Chill at REDS, nibble on snacks, and enjoy the thrilling performances that celebrate Texas music and performers. A casual, fun night the whole family will appreciate. • Labor Day weekend marks the end of summer but not the fun. Why not have your own private Beach Bonfire ? A crackling fire, sandy feet, savory smoke, comfy chairs, and true low-country fare like jumbo Gulf shrimp, Snow Crab legs, fresh corn-in-the-cob, red potatoes, smoked sausage, and Vidalia onions. Play giant Jenga or cornhole, watch the sunset, and sip your cocktail.

Fun In The Fall • Don’t forget the Port A Pumpkin Hunt all through October and the Horror Film Fest Drive-in Movie at the Port Aransas Community Park. • The annual Palmilla Beach Thanksgiving Turkey Trot is a family friendly 2K or 5K run (or walk) throughout the golf course and resort grounds with tee shirts and prizes for the family. Register now for this Nov 25th fun run. • For the birdwatchers in your family, every Wednesday in November from 9-11 a.m., Port Aransas has Birding-on-the-Boardwalk at the Leonabelle Turnbill Birding Center, led by Ray and Leslie.
