Hollis Morgan | Residential Sales - Guide To Selling Houses

OUR GUIDE TO SELLING houses and family homes

preparing to sell People have different reasons for selling, from disposing of an investment to moving home.

Once you have decided to sell up, think about what you want to include in the sale. Normally, fixtures and fittings such as fitted fireplaces are included in the price but other moveable items can be up for negotiation. If you are getting rid of items you no longer need, do it before you start marketing your property as the less clutter you have the faster your house will sell. Provide us with as much information on your property as possible – we will ask you to complete a vendor questionnaire which will include questions such as: Information about schools Tenant’s details if applicable Any planning permission or recent alterations Gas and electrical checks certificates Building Regulations Certificates Details of your solicitor – so we can get them ready to act for you as soon as a buyer is found Council tax, utility, buildings and contents insurance bills – so potential buyers can estimate running costs.

“Information such as Planning Permission documents and Building Regulations certificates will be required and we suggest you organise your boiler servicing, electrical test certificates and FENSA certificates now to save rushing at the end.” MIKE HAYNE
