INTRODUCTION

Thank you for your interest in JLL’s brand new Head of Engineering opportunity, at 20 - 22 Ropemaker Street, EC2 which is a prestige new landmark office development built in stone with panoramic views over the city. JLL have been appointed as Property Manager by the building owner and report directly to the owner’s asset management advisor, Old Park Lane Management Limited (OPLM) who are an investment and development company mainly focused in central London. 20-22 Ropemaker Street is in a prominent corner site just north of Moorgate Station, comprising c. 440,000 sq ft, of grade A office, retail, and SME space arranged over 27 storeys. This BREEAM ‘outstanding’ development will create a sustainable workspace of the highest standard including a stepped form that will create a series of extensive roof terraces to provide the occupiers with access to outside areas. JLL are seeking to appoint a Head of Engineering who will work closely with OPLM to ensure the highest standards of management and maintenance of the buildings technical services are provided for the benefit of the occupiers, having specific regard to expenditure and budgetary considerations. The most important relationship will be with Linklaters LLP, a leading global law firm who will be taking predominant occupancy of the building as their new global headquarters. A close and positive working relationship between the Ropemaker FM Team and Linklaters is essential. The role will require a Head of Engineering who has strong leadership skills, a commitment to best-in-class standards, a passion for delivering great customer service, and the ability to provide strategic and operational direction to the senior management team, whilst contributing to the success of Ropemaker.

20-22 ROPEMAKER STREET

TEAM STRUCTURE

The Head of Engineering will work as an integral part of the onsite Ropemaker FM Team reporting to the General Manager “GM” but may seek guidance from the Central London Engineering Director, the Central London Client Group FM Director, and the Property Management client team (who will have overall responsibility for ensuring that JLL’s Property Management Agreement (PMA) scope is delivered to the highest standard). JLL are instructed by the building owner, reporting to OPLM, to provide a team of professionals delivering all aspects of property management, finance, facilities management, and property management (all as per the PMA). The Head of Engineering will be responsible for the day-to- day operational management and servicing of the Landlord’s Mechanical and Electrical Services of 20-22 Ropemaker Street.

The development is due for completion in Autumn 2023 and will comprise approximately 440,000 sq ft. of grade A office, retail, and SME space. Approximately 360,000 ft offices at 20 Ropemaker Street has been pre-let to Linklaters LLP as their new global headquarters. The remaining offices at 22 Ropemaker Street are currently being marketed – 22ropemaker.com. Letting campaigns for the retail and SME will commence Q4 2022 and Q1 2023 respectively.

ABOUT OPLM AND THE WIDER PORTFOLIO

LSQ also known as 30 Panton Street, was OPLM’s first major redevelopment which completed in 2016 comprising 94,000 sq ft grade A offices and 30,000 sq ft retail. The property occupies the entire west side of Leicester Square.

OPLM is a private investment and development company which has been established for over 25 years. The portfolio comprises 1.5 million sq ft of office and retail assets in central London and their strategy focuses on creating long term value by acquiring, redeveloping, and repositioning assets to enhance long term value.

Overview

• Scope and deliver the M&E services requirements in-line with the Technical Services Strategy • Manage technical services in all cen- tral London assets to a proven standard such as ISO 55001 • Develop the operating guidelines and protocols necessary to attain high level service standards • Ensure that any one-off and non-con- tractual technical tasks are fulfilled to a high specification and within a dedicat- ed timeframe, to include out of hours services for occupier events and special projects • Periodically review the technical servic- es strategy ensuring delivery of systems in line with a predetermined scope and budget and aligned with OPLM’s and JLL’s various strategies • Ensure projects are managed to the re- quired compliances and standards and are kept to time restraints and budgets • Seek service and system innovations to continually improve the team’s produc- tivity and standards in service, including small projects and capital expenditure projects

• Provide an oversight and support on key functions for Compliance, Incident Management, Risk Management, con- tinuous improvement. • Responsible for the management of the following building services: - Access/security control and CCTV systems. - Vertical Transport Maintenance - M & E maintenance. - EMS systems - Smart building systems - IT infrastructure - Building Fabric maintenance. • Be familiar with all HVAC and electrical equipment and have a sound under- standing of the purpose and general working of such equipment. Ensure ade- quate maintenance contracts in place to cover O&M manual requirements. • Be aware of the contractual obligations of the landlord in providing MEP services to the tenants and also aware of the re- sponsibilities of the tenants in maintain- ing their plant within their office space • Ensure that job plans, and asset lists are maintained on the system and are im- plemented on site, vendor manage- ment is robust and managed to a high standard. • Responding to emergency situations, assisting in operations and maintenance issues, troubleshooting and problem solving as required.

Financial management

• Assisting with the formulation and man- agement of the budgets • Support the financial team with invoic- ing and debt management to meet JLL financial requirements across all finan- cial platforms. • Control of capital project expenditure for projects when required • Drive cross selling opportunities via other JLL services
