The Dedert family farm is located at the north edge of Quincy, IL near the intersection of Hwy 96 & Hwy 24 (North 24th St.). The farm is further described as being located in Section 12, T1S - R9W, Riverside Township, Adams County, IL. Both tracts represent productive, tillable cropland and have excellent potential for development with an ideal location.

TRACT INFORMATION

TRACT 1 - 25 ACRES± (SUBJECT TO SURVEY) • FSA figures indicate 23.18 acres of cropland currently in row crop production • Productivity Index (PI): 123.9 • Productive soil types include Stookey, Biggsville, Mannon & Lawson • Excellent location with development potential being located along US Hwy 24 & State Route 96 (North 24th St.) • Access is along the north side by US Hwy 24 & along the east side by State Route 96 (North 24th St.)

TRACT 2 - 27 ACRES± (SUBJECT TO SURVEY) • FSA figures indicate 21.63 acres of cropland currently in row crop production • Productivity Index (PI): 119.5 • Productive soil types include Stookey, Biggsville & Lawson • Excellent location with development potential being located along Spring Lake Road • This tract is improved with an older pole building in the NE corner • Access is along the south side by Spring Lake Road

METHOD & TERMS

Both tracts will be sold on a price per acre basis, based on a survey which is currently underway. The tracts will be sold through the marketing method of “Buyers Choice,” whereas the high bidder can elect either or both tracts for their high bid. If the high bidder does not elect both tracts, then the remaining tract will be offered. The tracts will NOT be offered in their entirety at the conclusion of the auction. Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Thursday, February 2, 2023. The seller will provide title insurance in the full amount of the purchase price and pay the 2022 real estate taxes, due and payable in 2023. Buyer will be responsible for the 2023 and all subsequent RE taxes. Possession will be given at the time of closing, subject to a crop tenancy for the 2023 crop year.
