La altura había sido una limitación para la arquitectura en Chile hasta hacía poco. Las razones eran obvias y las tecnologías del hormigón armado permitieron conciliar la pretensión de verticalidad con las posibilidades técnicas y económicas frente al sismo. De igual forma, las posibilidades de inversión en la ciudad se multiplicaban frente a la mayor disponibilidad tecnológica. Kulczewski se propuso enfrentar la demanda de una manera nueva, con la que gestionó su inversión inmobiliaria controlando desde el diseño a la construcción de las obras. Seleccionó para ello un área urbana promisoria, el Parque Forestal, que admitía así el crecimiento en altura y el goce de las vistas hacia el cerro. Para el edificio de calle Merced número 84 (1928) eligió un sitio de doble frente y desarrolló una planta con una escalera y ascensor centrales. En el primer piso dejó el ingreso sobre Merced y un amplio local comercial sobre Av. Alameda. La configuración en tres partes le permitió disponer tres departamentos por piso -uno interior- con una serie ordenada de patios de aire y luz. Las innovaciones no estaban radicadas tanto en la planta, donde la disposición de cuartos siguió el patrón más tradicional, sino en las fachadas. La tensión vertical se verifica en la composición por el establecimiento de dos partes: una compuesta por un cuerpo saliente sobre la puerta y que culmina en una torre precedida por un balcón curvado; la otra presenta tres marcos verticales, en los que dos incluyen las ventanas y el otro queda ciego marcando la tensión entre dos motivos ornamentales, un jarrón inferior y un dragón superior. La fachada por la Alameda repetía el esquema.
Height had been a limitation for the architecture in Chile until recently. The reasons were obvious and concrete technologies allowed to reconcile the claim of verticality with the technical and economic possibilities regarding earthquakes. Likewise, the possibilities of investment in the city multiplied with greater technological availability. Kulczewski proposed meeting the demand in a new way, with which he managed his real estate investment controlling from the design stage to the construction phase. He selected for this a promising urban area, Forest Park, which allowed vertical growth and enjoyed views of the hill. For the building on 84 Merced Street (1928) he chose a site with double front and developed a layout with a central staircase and elevator. On the first floor he placed an entrance to Merced Street and large commercial premises on Alameda Avenue. The three-part configuration allowed him to place three apartments per level, one of them interior, with an orderly series of courtyards for natural light and ventilation. Innovations were not based so much on the floor plan, where the layout of rooms followed the traditional pattern, but on the façades. The vertical tension is present in the composition of two parts: one a protruding volume over the door and culminating in a tower preceded by a curved balcony; the other with three vertical frames, in which two include the windows and the other is blank marking the tension between two ornamental motifs, a lower vase and an upper dragon. The façade towards Alameda repeats the pattern.
