El conjunto, ubicado entre Av. Apoquindo, calle Los Militares y calle Orinoco, organiza el espacio sur de la plaza con una arboleda donde el ruido y el tráfico es mayor, dejando un prado totalmente limpio hacia la gran apertura norte que enfrenta los jardines arbolados de la Escuela Militar. El dibujo perimetral de la plaza define el contorno de la arquitectura. Las curvas acristaladas de los edificios nororiente y norponiente están proyectadas conforme a una figura urbana y no como una característica del diseño. Todos los accesos atraviesan fuentes de agua separando virtualmente el espacio público de los de uso corporativo. La obra resume una experiencia donde las ideas que benefician a la ciudad prevalecen, favoreciendo conjuntamente a los entes inmobiliarios como al espacio público. Los tres edificios del conjunto contienen en sus primeros pisos locales comerciales inscritos en la arquitectura, contrarrestando el volumen de la placa comercial de la ordenanza, proponiendo así un volumen independiente hacia el surponiente. Esta contrapropuesta a la ordenanza es sustituida por el gran espacio de servidumbre pública cedido a la ciudad. El concepto de flexibilidad espacial para los edificios de oficinas, de última generación, lleva a diseñar sistemas estructurales con losas postensadas y trazados racionales de pilares y capiteles con generosas luces. El sistema permitió proyectar además una calle común en el primer subterráneo conectando tres rampas de triple tránsito hacia las tres vías perimetrales. Para obtener la mayor eficiencia energética se utilizaron cristales de alto rendimiento y sistemas climáticos y sanitarios con ahorro de energía al 50% para alcanzar la categoría de alta sustentabilidad con certificación LEED (USGBC) de Estados Unidos.
The complex –located between Apoquindo Avenue, Los Militares and Orinoco Street– placed a tree grove in the south space of the square where the noise and traffic are higher, and a clean grassed field towards the large northern opening facing the wooded gardens of the Military Academy. The perimeter tracing of the square defines the contour of the architecture. The glass curves of the northeast and northwest buildings are designed according to the urban shape and not as an independent design feature. All entrances cross water fountains separating public circulation from private corporate spaces. The work summarizes an experience where the prevailing ideas benefit the city, favoring both real estate actors and the public space. The three buildings of the complex contain commercial venues on the ground level circumscribed within the architecture, offsetting the volume of the regulated commercial podium, and therefore proposing a separate volume to the southwest. This counterproposal cedes to the city a large area for public use. The concept of spatial flexibility for office buildings of the latest generation, leads to design structural systems with post- tensioned slabs and rational layouts of columns and capitals with generous spans. The system also allowed the design of a common circulation on the first underground level connecting three triple transit ramps towards the three perimeter roads. To achieve the greatest energy savings, high performance glass and climate and sanitary systems with 50% power savings were used, achieving a high sustainability category with LEED (USGBC) certification from the United States.
