LOCATION The Miller Farm is located in Section 27, Denmark Township, Lee County, Iowa, 1½ miles east of Den- mark, Iowa on St. Hwy. 16 or 10 miles southwest of Burlington, Iowa. (Be watching for presale direc- tional signs) TRACT INFORMATION • FSA information indicates 90.27 acres of tillable cropland. The balance of the farm is in hardwood timber areas, wooded draws and pastureland. The timber areas and wooded draws offer attrac- tive hunting and recreational acreage. • Soils include Pershing, Weller & Lindley • CSR2 is 51.1. (65.2 on the tillable acres) • Access is on the south by St. Hwy. 16 via a drive- way that will require installation. Said driveway has been approved by the Iowa DOT, will have to meet their requirements and will need to be ap- plied for on the Iowa DOT website. All driveway installation expenses will be the responsibility of the buyer.

METHOD & TERMS The Miller Farm will be sold in one (1) individual tract on a price per acre basis, based on the advertised acres found in this brochure. Bidding is NOT contingent upon financing, an appraisal or inspection. Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Monday, January 16, 2023 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder shall enter into a written agreement with the seller. Taxes will be prorated to the date of closing. Full possession will be given at the time of closing, subject to a lease with the tenant. Farm sells with full farming rights for the 2023 crop season. All announcements sale day shall take precedence over any prior advertising either written or oral.
