LOCATION & GENERAL INFORMATION
The Vance farm is located approximately 10 miles east of Macomb, IL (just northeast of Adair, IL), and is further described as being in Section 1, T5N-R1W, New Salem Township, McDonough County, Illinois. It is conveniently located on County Road 1100 north, just 3 miles east of Hwy 136. The farm contains 158.51 surveyed acres and will be sold in 3 tracts. All three tracts consist of productive tillable farmland in addition to timber/draws which offer excellent whitetail deer hunting & wildlife habitat. METHOD & TERMS
The Vance farm will be sold on a price per acre basis, based on surveyed acres. The three tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect any of the tracts for their high bid. If the high bidder does not elect all tracts, then the remaining tracts will continue to be offered “Buyer’s Choice” until all three tracts have been elected. The tracts will NOT be offered in their entirety at the conclusion of the auction. Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Tuesday, December 23rd, 2025. The seller will provide title insurance in the full amount of the purchase price and will pay all of the 2025 real estate taxes due in 2026 through a credit at closing based on the best available information. The seller is retaining all 2025 crop income. Open lease for 2026 crop year. There are no hunting leases in place. Possession at closing subject to an existing lease for the 2025 crop year only. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property.
