The Advantages of Pre-Inspections for Home Sellers
Whether you are looking to sell a home or buy one, it can be helpful to know whether or not there are any hidden problems, surprises, or concerns to worry about before making or accepting an offer. I help my clients utilize pre-inspections to save time, avoid headaches, and help make or save them money depending upon whether or not they are on the buy or sell side. For a buyer, when a property offers a pre-inspection, we are able to craft a more custom offer that is more attractive to the seller while also ensuring the buyer is able to conduct their own due diligence and avoid surprises before and after closing. For the seller, we utilize pre-inspections to be proactive and also help buyers feel more confident, resulting in stronger offers and smoother transactions. Peace of Mind When buyers are looking to purchase a home, the last thing they (or the seller) want is to run into unexpected hurdles during
the home inspection. When the seller can show a full 25, 30-plus page report from a licensed and reputable third-party home inspector, the buyers can hopefully take a sigh of relief when they see there are no significant or detrimental issues with the property that would make this dream turn into a nightmare. Along with this, if the seller chooses to respond to any of these items noted by the inspector and can provide invoices, explanations, warranty paperwork, or even something as simple as the name of the tool, product, material, or company used, this can help the buyer gain a better grasp on the item and move forward from a level-headed perspective. Time to Fix Potential Problems On the sell side, there is a risk to pre- inspections. Everything noted by the inspector is automatically considered common knowledge for the seller, and the seller cannot pretend to have no knowledge of a major problem or defect
if one is found. It’s uncommon and unfortunate but it does happen, and it’s almost always better to know before listing or entering into a contract because, more than likely, it comes up eventually. The results from the pre-inspection can help you select a listing price more appropriate for the property based on the condition and level of work you are willing or choose to do. The work you may choose to do in response to this pre-inspection is completely your decision and I cannot encourage you enough to consult with your Realtor on what it is you choose to address. Is your home where the hectic is? Crave a place in your house where you or your loved one can find peace with a great paperback and a comfy couch? Well, it may be time to build a book nook! Book nooks can range from cozy, modest spots to mini in-house libraries complete with shelving and large furniture. Whichever direction you take to create your special place for reading and relaxation, a few tried- and-true tips will help transform your corner into a tranquil sanctuary. Perk up your page-turning. Although the sight of someone going cover to cover in a dingy dungeon may work in a horror film, it’s the wrong way to keep your eyes open and your senses alert. A book nook should be a place for rejuvenation, so keep your space illuminated and lively. Natural light will always work best, but a
strategically placed lamp will also do the trick. The goal is to give your eyes a break — not another way to strain them.
Shape where you sit. Remember those tiny — and hard —
wooden seats we endured most of the day when we were kids at school? Well, there’s a good chance your kids still spend plenty of time on them in school! To build the perfect book nook for younger readers, furnish it with softness: a cozy chair with an ottoman or couch with lots of pillows and a blanket nearby. Naturally, adults shouldn’t skimp on comfort, either — your body deserves a break after all those hours spent in the car, behind a desk, or on your feet. Let your creativity flag fly! In addition to providing children with a place to read for pleasure, book nooks can open the door to their creative sides.
Encourage them to be little art directors and personalize their spaces with their favorite colors and images. Who knows? Maybe the walls could be the perfect gallery for their drawings! Helping to make your child’s nook a pleasant destination will help them find joy in reading. Of course, the same philosophy should also apply to adults who need a good nook. Like the act of reading itself, creating
a literary safe space presents endless possibilities for fun and fulfillment.
