The VanEtten Family farm real estate contains approximately 764 acres± (subject to survey) to be sold in 10-tracts and is located in Mason and Menard County, Illinois. Tracts 1 - 6 are located north and east of Kilbourne, IL (Mason County), and Tracts 7 - 10 are located at the east edge of Petersburg, IL (Menard County). Kilbourne is located approximately 10 miles south of Havana, IL or 15 miles northwest of Petersburg, IL, and Petersburg is located approximately 20 miles northwest of Springfield, IL. METHOD & TERMS
The VanEtten real estate will be sold on a price per acre basis, based on the surveyed acres. Tracts 1 - 6 will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect any individual tract or tracts (in any order) for their high bid. If the high bidder does not elect all the offered tracts, then the remaining tract(s) will continue to be offered “Buyer’s Choice” until all 6 tracts have been elected. We will then offer Tracts 7, 8 and 9 as “Buyer’s Choice”, and then sell Tract 10 individually. The tracts will not be offered together or in any combination at the conclusion of the auction. Immediately following the auction, the successful buyer(s) will be required to sign and enter into a written real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before April 12, 2024. The seller will provide title insurance in the full amount of the purchase price and pay the 2023 real estate taxes which are due and payable in 2024. The buyer will be responsible for the 2024 and all subsequent real estate taxes. Full possession will be given at closing as the properties sell free and clear of tenancy for 2024. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property. All announcements made on sale day take precedence over prior advertising either written or oral.
