111 The Garrels Farm will be sold in (3) three individual tracts. All three tracts will sell on a price per acre basis, based on a survey currently in progress, with the final surveyed acres used to constitute the final settlement price. Tracts will sell in numerical order and will NOT be offered in their entirety or in any combinations at the conclusion of the auction. Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or about March 3, 2025 upon delivery of a merchantable abstract and deed. Real Estate Taxes will be prorated to the date of closing. Possession of all tracts will be given at the time of closing subject to a lease with the current tenant for the cropland acres for the 2025 farming season. Buyer will receive 100% of the cash rent for their respective tracts. (Ask auction company for details.)
