Prepare Property for Sale (Step 5)

Properly preparing a home for sale requires the right process. We’ve developed the below process to be thorough but also flexible enough to meet whatever pace works best for your specific goals and timeline.

Customize Listing Process / Timeline Finalize timeline to list and schedule a periodic update call

Clean & Declutter Share specific guidance on how to clean & declutter your home (See our General Checklist for your reference), and schedule a time to complete in person (if applicable)

Fix / Repair / Paint Discuss pre-inspection and/or items that may need fixed / repaired / painted

Decorate / Stage Home Stage home with existing furniture and/or hire a staging company

❏ Take Professional Photography, 3D Tours and Floorplans Photo prep and take photos, 3D tours, and floorplans (Photo Prep Guide)

Create Marketing Material FInalize all printed and digital marketing collateral. From brochures and postcards to online channels, our marketing collateral effectively communicates your property’s story and attracts more potential buyers

❏ Finalize Property Fact Sheet Create a “ Property Fact Sheet” (see sample here) with input from you and management. This document covers 80-90% of all questions most buyer’s have about your home ❏ ❏ Contact HOA Management (if applicable) If selling a condo, we’ll also reach out to building management for a sellers packet and will request any answers relating to the HOA and rules & regs

Draft an Optional Letter to Buyers: Draft an OPTIONAL letter to Buyer’s.. These letters come in many different forms and usually include personal details about the property and/or neighborhood

Agree on Listing Logistics Align on listing logistics (See checklist for communication, keys, showings, etc.)
