Keetley Ridge Brochure

In the autumn of 2023, Black Oak Development Group took ownership of Keetley Ridge. Black Oak officially released the lots in January of 2024 and plans to begin construction of the townhomes in the spring of 2024. Renowned for crafting upscale retreats such as Moab’s Sage Creek Resort, Black Oak is committed to seamlessly integrating Keetley Ridge’s luxurious homes within a serene and recreation-filled environment.

Keetley Ridge is designated for both short-term and extended rentals. Owners have the flexibility to choose their preferred management company, or they can opt for assistance from our list of recommended local property managers.

Situated above the Jordanelle Reservoir, Keetley Ridge enjoys proximity to Deer Valley Resort’s Jordanelle Express Gondola and is conveniently less than 5 minutes away from the new Deer Valley East Village. The location is approximately a 12-minute drive from both the historic Park City and the picturesque Heber Valley, and just a 50-minute car ride from Salt Lake City International Airport. Keetley Ridge provides homeowners with the opportunity to craft their dream residences, all while honoring the natural beauty of the area. To ensure harmony with the mountain environment and adherence to Wasatch County and Jordanelle Special Planning (JSPA) standards, homeowners are required to submit architectural plans for approval by the JSPA. Construction policies are carefully formulated to preserve the project’s aesthetic appeal, integrate seamlessly into the surroundings, minimize neighborhood disruption, and maintain compliance with established standards. Keetley Ridge presents an exclusive collection of 12 townhomes. Boasting exquisite high-end finishes and spacious garages tailored for outdoor enthusiasts. Offering three distinct floorplans, each caters to diverse lifestyle needs. Elevating customization further, residents can opt for either the luminous light or the sophisticated dark finishing packages. Spearheaded by Bailey Construction, phase 1 construction is slated for completion in early 2025.

There are ongoing efforts to establish a regional shuttle service in the Mayflower / Jordanelle area, with a designated private pickup point located in front of Keetley Square (the commercial plaza currently under development across the street!). Once the shuttle service is operational, it will provide convenient transportation to Park City, nearby resorts, and ski lifts. Additionally, there are various airport shuttle options available. The HOA fee for custom homesite owners is currently $190/month, and for townhome owners it is currently $420/month. The HOA fee covers costs like road snow removal, grounds maintenance, storm system maintenance and common area insurance. Since the development is brand-new, the developer is in the process of forming the HOA Entity. Once formed, owners will participate in the HOA Board and vote as home-owners to determine community priorities and commensurate dues amounts, and the like. For more information about the HOA, consult with the CC&Rs (Covenants, Conditions, and Restrictions document) for further details.

Current property taxes assessed by Wasatch County are equal to 1.1% of the property’s assessed value annually.
