METHOD & TERMS Bidding will be on a price per acre basis, based on the acreages obtained from a recent survey. All 3 tracts will be offered through the marketing method of “Buyers Choice”, whereas the high bidder can purchase tract 1, 2, or 3 (in any order) for their high bid. If the high bidder does not elect all offered tracts, then the remaining tracts will continue to be offered “Buyers Choice” until all 3 tracts have been purchased. The tracts will not be offered together at the conclusion of the auction. Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before July 17, 2023. The seller will provide title insurance in the full amount of the purchase price. The buyer(s) will be responsible for the 2023 real estate taxes. Possession will be given at the time of closing subject to the farm lease for 2023. The wind payment is made on or about March 1 of each year. The buyer(s) will receive all of the next payment (March 2024) without proration. A document indicating the March 2024 ESTIMATED payment for each tract is posted online (the most recent payment for the entire farm was $55,022.65). The buyer(s) will also receive a prorated portion of the cash rent income for the 2023 crop year on each tract. The prorated cash rent the buyer(s) receive will be by way of a credit against the purchase price at the time of closing.
