S outhern N ew J ersey By Gary Brown, LSRP, RT Environmental Services, Inc. LSRP program helps move South Jersey sites

N ew Jersey’s well-re- garded Licensed Site Remediation Profes-

We at RT are seeing more and more South Jersey sites use the Licensed Site Reme- diation Professional Program, under which the state licenses qualified individuals to com- plete investigations and reme- diations to help make proper- ties ready for sale. The portfolio of our LSRP Projects includes the 130 acre Bellmawr Landfill redevel- opment project, known as Bellmawr Waterfront Devel- opment. Improved traffic ac- cess details are being worked out and the site is proceeding toward final remediation ap-

proval, expected to occur in the near future. The early stages of the remediation turned out to be so successful that a slurry wall to be installed around two- thirds of the site is now found not to be needed, as stream water quality conditions are considered satisfactory. Other projects which are underway include residential redevelopment at a site in Burlington which fronts the Delaware River. Townhouses and single family residential units are planned. In Collingswood, a site had an oil tank release beneath

a building and asbestos was addressed. That site went through the Licensed Site Remediation Professional Pro- gram as well to address envi- ronmental concerns prior to mortgage approval by a major regional lender. We also have several petroleum and gasoline retail service station sites in Woodbury, Bridgeton and in Vineland. The Licensed Site Reme- diation Professional Program offers the ability for Licensed Professional to quickly make sites ready for sale and when remediation is needed, it can

now proceed without lengthy NJDEP approval delays. RT’s experience is at more than 50 LSRP sites throughout the state and more than a third of our sites have received a Response Action Outcome Statement which is similar to the historical No Further Ac- tion Letter issued by NJDEP. The 179,000 s/f Bur- lington County shopping cen- ter is leased and managed by LevinManagement of North Plainfield, NJ. Levin’s leasing representa- tive Gloria Mercado negoti- ated the long-term lease. Jeff Tertel of Newmark Grubb Knight Frank was the ten- ant’s broker in the transaction. “Virtua Medical Group was looking to expand its urgent care services into Mount Holly, and Fairground Plaza’s loca- tion – near a CVS Pharmacy and in proximity to Virtua Me- morial Hospital – was a perfect fit,” said Mercado. “Virtua Ex- press Urgent Care Center is a terrific addition to Fairground Plaza that will help drive ad- ditional consumer traffic to the existing co-tenancy. We are ex- cited to bring this high-quality and convenient medical care option to the community.” Anchored by Acme super- market and Staples, the cen- ter’s tenants includes the New Jersey Motor Vehicle Commission, Dollar Tree, Friendly’s, Santander and Beneficial banks, Advance Auto Parts, Aaron’s Furniture, along with a strong comple- ment of local restaurants and service providers. Retail availabilities at Fair- ground Plaza include inline spaces ranging from 1,800 to 17,000 s/f. n
