CI 101: Financial Analysis for Commercial Investment Real Estate May 8th—May 11th, 2017 • Temple University, Philadelphia

CI 101 introduces the financial analysis concepts and tools needed to make smart investment decisions. Students will use CCIM’s Real Estate Cash Flow Model to perform a before-and-after tax financial analysis of a real estate investment. After completing this course, students will be able to: • Apply state-of-the-art real estate analysis tools to quantify investment return • Measure the impact of federal taxation and financial leverage on the cash flow from acquisition, ownership, and disposition phases of real estate investment • Examine investment performance measures such as internal rate of return, net present value, capitalization rate, capital accumulation, and the annual growth rate of capital

PA/NJ/DE CCIM Dealmakers The team of Robert Jacoby and Riley Halloran, CCIM of U.S. Realty Capital have successfully structured and closed $8,250,000 in financing for a manufactured housing community (MHC) in Marlboro Township, Monmouth County, New Jersey. The MHC consists of 177 pad sites on 28 acres. In the 4 th quarter of 2016, First Eastern Development Company (FEDC) acquired a 75,000 square foot industrial building at 501 Gunnard Carlson Drive, Coatesville, PA from Gunnard Ventures LP, an entity controlled by Mallard Creek Capital Partners of Charlotte, NC. The single tenant property is occupied by Ballymore Company under a long term lease. FEDC, headed by John Newton, CCIM was represented by Mitch Reading of CBRE in the $5,900,000 transaction. The seller was represented by Mike Hines of CBRE. Tom Skeans, CCIM and Chris Baj, CCIM, CPA of SVN | Imperial Realty represented the seller, Colony Capital, in the disposition of 702 Union Blvd and Gilmore Street, formerly the Pig Pen located near Coca Cola Park in Allentown. After the Pig Pen closed, the property (31,197 SF) was on the market for over 7 years until it was taken back by the lender this past summer. SVN | Imperial Realty secured, managed, listed and sold the property in under 6 months. New owners plan to reopen the once popular entertainment facility. David L. Church, CCIM , a Managing Director in the Philadelphia office on U.S. Realty Capital , originated a $3,630,000 acquisition and redevelopment loan for the purchase and improvement of a vacant retail building in Eatontown, Monmouth County, New Jersey.
