Originally constructed be- tween 1962 and 1982, the building is revered for its role in spurring the development of some of the world’s fore- most inventions and research concepts. Today, Somerset De- velopment is transforming the building into a mixed-use ‘me- troburb,’ complete with offices, retail, dining, healthcare, rec- reation, and hospitality. Bell Works has signed leases for over 60 percent of its office finishes, lighting and mechani- cal distribution. The process further encourages “future tenants to capitalize on green strategies implemented by the developer” to ensure the consis- tency of this LEED rating. 8115 Maple Lawn Boulevard consists of a brick and glass ex- terior and expansive, column- free 30,000 s/f floor plates. The project features high-energy HVAC units, energy-efficient motion sensor light fixtures, double pane insulated glass, white TPO roofing membranes and low water flow fixtures. Low VOC paint and adhesives were utilized in the construc- tion, and storm water runoff will be managed utilizing a state-of-the-art system that minimizes the effect on local waterways. “Our clients are attuned to
