T

he development and re-development of real estate, regardless of

civil, planning to architecture, structural to MEP, can make or break the success of a project. Through our nature of employing all the expertise in-house, H2M endeavors to partner with our clients and bring the value throughout the development process, both strategically and practi- cally, to achieve our client’s goals. We understand that the initiation stage of a develop- ment project is critical to its life. The greater the level of thought and understanding of existing conditions, avail- able alternatives, and poten-

tial obstacles, the greater the likelihood that a project will be kicked-off more effectively and have long term success. Often, the failure of perform- ing appropriate up-front work can kill a project before it gets started. H2M brings all its in-house expertise to bear, as one of the most valuable services we provide to our private sector clients is pre-purchase and pre-application “due dili- gence”. The information we can provide allows our clients to walk into any project with “eyes wide open” with respect

to required approvals and timeframes, project risks, utility company issues and required upgrades, environ- mental status of the subject property, etc. The key ele- ments of due-diligence which we perform for our clients can be grouped into Land Use and Zoning, Utility/Infrastructure, and Building Condition. In the broader context of Land Use and Zoning, we perform environmental site history and regulatory as- sessments, as well as any covenants and restrictions on the property or potential zon-

Our ability to fully understand and help drive schedule and sequencing is often a valuable tool for our client’s projects. Utility and infrastructure experience and understand- ing is a critical service need, as projects are often delayed or derailed by the unknown or unexpected impact of in- frastructure requirements dictated by affected munici- palities. Our broad internal expertise regarding all related infrastructure demands on a development, including water supply and sanitary sewer capacity/availability, roadway and traffic effects, power and gas utility requirements, and fire code requirements help minimize the surprises that often pop-up that can severely impact project cost and sched- ule.
