Even the mighty Rightmove has caught up with what we’ve been saying for months about a market which is on the up.
The Renters’ Rights Bill has now completed its Committee Stage in the House of Lords, leaving just the Report Stage and Third Reading before it gets Royal Assent. The bill will see fixed tenancies be replaced by periodic, new rules around pets, the establishment of a decent homes standard, as well as the elimination of Section 21 evictions. For Landlords, working with a qualified, regulated letting agent has never been more important, so for guidance and advice do make contact with McCarthy Holden’s expert letting consultants. Agreed sales are now reaching a four-year high Rightmove research has revealed.Add in some more favourable mortgage conditions with the average five-year fixed mortgage rate now typically 4.61%, compared with 6.11% at the peak in July 2023 and you have the perfect incentive for buyers to become decisive. Whilst house sales are up in terms of units sold, the sold prices remain competitive and successful house sellers realise that setting the asking price realistically and competitively for the market is one way to increase the likelihood of a successful sale.

The cost of mortgages continues to slowly fall and mortgage rates are expected to continue declining in 2025, providing some additional relief for buyers.The Bank of England Base Rate is forecast to decrease from 4.75% to around 4% by late 2025, but of course this is a forecast not a fact. In addition fixed mortgage rates are anticipated to hover between 4.0% and 4.5% for two- and five-year deals, offering improved affordability compared to previous years. Another significant factor influencing the housing market is the growing transfer of inherited wealth, as parents pass substantial assets to their children.While this trend has been underway for some time, it is becoming increasingly impactful. Unlike in the past, when such wealth transfers had limited effect on the market, they are now playing a larger role in supporting housing demand and sustaining positive market activity

TRAVEL Rimini The secret seaside escape where Italians have been holidaying for years By Jordan Reynolds, PA Cycling along a path fringing the Adriatic Sea, I pass families entering a play park and older couples walking hand in hand.The pedestrianised “park of the sea” is a quiet spot for a morning stroll, but it also turns into a lively night-time destination after dark. What once was a road and car park is now a path curved like the waves of the sea which will stretch to 15km when construction is finished next year. Rimini, a city in northern Italy’s Emilia-Romagna region, has for a long time been a favourite coastal resort for Italians of all generations. Some families have been choosing the same beach spots for decades, my tour guide Monia Magalotti tells me. Now it’s much easier to reach the destination from the UK with the launch of new British Airways direct flights from Heathrow, just in time for the summer.
About 150 beach clubs line the path, along with restaurants, parks, gyms and more.
But after leaving the path, crossing a road and then cycling for about 10 minutes, I’m surrounded by a mix of brightly coloured quaint buildings with shutters covering the windows that could have jumped out of a fairy tale. This is traditional fishing village Borgo San Giuliano, a popular area for restaurants, with tables overlooking the river. Monia says it’s Rimini’s hospitality that keeps people coming back here as opposed to better-known Italian destinations. “It’s about people being welcoming and kind and opening their arms. Even if you sit in a restaurant, you don’t feel like a guest – you feel like part of the town, of the atmosphere, which is so authentic here,” she says.

of fillings.Tomato, mozzarella and basil (€9.90/£8.30) takes my fancy but next door I see one with grilled chicken, tzatziki sauce and chips inside. I’m stuffed but there’s always room for dessert so I go for tiramisu (€6/£5), and a spoonful of zuppa inglese (€6/£5). In the surrounding streets, there are several murals of director/screenwriter Federico Fellini and characters from his films.Two museums are dedicated to the filmmaker who was born in the city. In one, you can sit on swings as images play, or rest on a sofa which is actually a giant sculpture of Anita Ekberg’s character Sylvia from La Dolce Vita. Another striking Rimini building linked to Fellini is the Grand Hotel Rimini, built in 1908 and said to be where he would stay when he was in the area.The hotel’s huge white façade is eye-catching both in the day and lit up surrounded by greenery in the evening.The property has hosted celebrities, politicians and royalty. I visit for an evening meal in the restaurant, where I’m served a fish and shellfish salad, followed by seabass with artichoke and squid, then a lemon and chocolate mousse with passion fruit (mains around €26/£21.80). Beyond the city, there are a host of different day trip options a short distance away, including Ravenna – which was visited by the King and Queen in April. The town is home to eight UNESCO monuments, Italian poet Dante Alighieri’s tomb and Museo Byron, a new museum housed in Palazzo Guiccioli, where Lord Byron stayed with his lover Teresa Gamba and her husband Count Alessandro Guiccioli from 1819 until 1821. This was possibly the longest time the British poet spent in one place in Italy, and in Ravenna he “had a home and a family – a very peculiar family”, Professor Diego Saglia, who helped set up the museum, explains. He came with all his animals and his daughter, and became a tenant of the Count, at the same time as being his wife’s lover.The Queen – who is known for her love of books – visited the Byron museum, and Saglia tells me that after an official reception in the courtyard with speeches, they went inside the museum and Camilla “could not be dragged out again”. One of the objects selected to be shown to the Queen was a travel case belonging to Teresa.A wedding gift for the marriage to her husband, she used it to collect items
relating to Byron, including letters and locks of hair.
A short walk from the museum is the octagonal Basilica of San Vitale, which dates back to the 6th century. It is home to striking and remarkably well-preserved glass mosaics and was visited by the King in April.About half an hour from Rimini by car is San Marino, a microstate within a medieval walled town. Granted independence at the time of Italy’s unification, it’s the fifth smallest country in the world with only 33,000 residents and still requires a passport to enter.The city sits hundreds of metres above sea level, and has a number of restaurants with views looking down across the land below, stretching to the sea. Daniel Terranova, manager of a hotel group which includes La Terrazza, a restaurant with views of rolling hills and the parliament building, says the funny thing in San Marino is he can pick up the phone and call the Prime Minister and tell them about his problems – not something you can do in many countries. By Sam Wylie-Harris, PA With gardens coming into full bloom, peony season peaking, and window boxes looking their most ebullient, filling our homes with colour sets the tone for decorative makeovers. As Georgina Tarn, interior design manager at City & Country, puts it:“The transition from spring into summer is all about renewal and growth. “Pastel colours such as soft pinks, mint greens, buttery yellows and sky blues naturally evoke a fresh, airy feeling people crave long after winter is over.” Moreover, a pretty pastel palette has the power to transform a room when you let your primary shade take the lead, and complement it with a versatile neutral and warm brown hue. Perfectly placed, with Pantone Colour of the Year being Mocha Mousse,Tarn says the transition into summer is the perfect time to incorporate this evocative soft brown. Especially if you’re after an accent colour.“Mocha Mousse reflects the importance of ‘little treat’ culture,” suggests Tarn. “The deliciousness of the colour suggests a refreshing coffee drink, or flavour of soft serve ice cream – and by association, evokes a mood of contentment and balance.” Great for creating a calm, peaceful atmosphere ideal for kitchens, bedrooms, nurseries or reading nooks, she says using a pastel palette captures light-enhancing tones – perfect for making small spaces feel open and airy. “Not only do pastel tones bring a muted pop of colour, the pastel colour range is cleverly versatile complimenting a mix of neutrals, woods, metals, or even bolder accents if you want contrast,” suggests Tarn.

And when it comes to tying everything together, pastels are particularly effective with period features, says the designer.“The colours subtly draw attention to intricate features such as cornices, ceiling roses and crafted panelling, without overshadowing them.” She continues:“A pastel palette has been utilised for centuries and historically,Victorians used a variety of pastel colours – soft sage greens, muted pinks and duck egg blues.” By using pastels today,Tarn says the aesthetic is both modern and authentic, often echoing the spirit of the building’s original colour scheme. “Pastel colours, especially when paired with traditional materials like plaster, wood, and stone, amplify the romance and elegance that period properties are known for.” Tarn goes on to say pastels reflect light beautifully, making spaces feel larger, lighter, and more open.“Perfect for the energy shift that comes with the spring [and summer] season.” When it comes to creating a consistent scheme, she says an effective way to refresh your surroundings is to
accessorise the walls with light and airy artwork.

SHOWBIZ TV Sir David Attenborough talks new oceans docu- mentary: ‘If we save the sea, we save our world’ By Ella Walker, PA Sir David Attenborough’s voice is in most of our heads, a voice steeped in wonder and gravitas, one that for decades has regaled us with incredible facts about life on earth, and impressed upon us the dangers of taking it for granted. In May, the legendary broadcaster, who gave us Blue Planet and Life On Earth, turned 99.A month on, his new documentary, Ocean With David Attenborough, will air on Disney for World Oceans Day (June 8). In it, this titan of natural history is set to share the “most remarkable discovery”. “Life began in the deep blue sea. In this magical world, everything is more connected than we had ever imagined,” says the biologist in the trailer.“After a lifetime of filming the natural world, I now understand the most important place on Earth is not on land, it’s life at its most mesmerising, and we must open our eyes to what is happening right now below the waves. “We have drained the life from our ocean,” he continues.“I would find it hard not to lose hope, were it not for the most remarkable discovery, it was beyond our wildest dreams: If we save the sea, we save our world.” “David wanted this to be his legacy.After 100 years of being on this planet, of showing us more of the natural world than any other human alive, he’s come to this epic conclusion that there’s nowhere more important in the world than the sea,” says director and producer Toby Nowlan, an Our Planet II expedition leader and diver.“For him, this is absolutely his most important message; the most important story he’s ever told.” Telling it right now is particularly crucial. In June, at a major UN Conference in Nice, France, world leaders will discuss plans to agree to protect 30% of the ocean.“What we all passionately believe is that if we do that, it will have such a beneficial effect on

Scholey.“And at present we have a slightly wrecked ocean which is not doing anything like the job it should be doing.” Fishing practices like bottom trawling, churn up the seabed and release previously captured CO2, before much of the catch is then discarded. When faced with that kind of large-scale degradation of the ocean, what can any one of us do to really make a difference? “The most important areas to protect are actually the coastlines near us,” says co-director Colin Butfield, the co-founder and chair of free global library Open Planet. “That’s where we get most of our fish. It’s the area that regenerates the fastest.And actually in most countries, you could have marine-protected areas right on the edge of shore, and it would have an incredible benefit to everybody that lives there.” He says that for starters, support marine protection where you live (check out the Marine Conservation Society on what you can actively do to help: mcsuk.org). Those positive impacts can be exponential too.“Protecting areas of ocean is very different from if you do the same on land,” says Nowlan.“In the sea those areas fill up with life really, really quickly, much quicker than on land, and in a spectacular way.And that life floods out. It overflows, it spills out to the surrounding areas and revives huge areas of ocean.” So do not let despair take hold.“All is not lost.We just need to replicate these bright spots,” says Enric Sala, executive producer, scientific advisor and National
Geographic explorer.“I hope the film will have this power to make people fall in love with the ocean, be upset and even angry because of what we’re doing to the ocean, but then feel motivated and hopeful and inspired to take action to bring it back.”

GARDENING Strawberries How to grow a bumper crop of strawberries to rival Wimbledon By Hannah Stephenson, PA It’s strawberry season, and British strawberries are off to a great start, with British Berry Growers reporting one of the most promising early seasons in recent memory, thanks to warm days, cool nights and the highest sunshine levels in over 100 years.
And nothing shines a light more on this delicious fruit than the Wimbledon Tennis Championships. On average, 200,000 portions of strawberries and cream are enjoyed during the fortnight.
But there’s nothing quite like the taste of home-grown strawberries picked fresh from the plant to add to your summer desserts – and they are not that difficult to grow. So you could already be thinking about next year’s crop.
The weather makes a difference
“The weather has been very kind to all growers,” says Jim Floor, managing director of berry growers Hall Hunter.“We had a very cold February and March, then from April onwards it’s been sunny – and strawberries love sunshine.
“The nights have been quite cool and the perfect environment for strawberries is 20 degree days and 10 degree nights.”
Plenty of bees help
If you have a garden with plenty of plants which attract pollinators, such as open-flowered geum, iberis, cranesbill

geraniums, lavender and heathers, you’re likely to get better crops because the bees will pollinate the strawberry flowers.
“I grow them in a hanging basket (at home) because they tend to do much better if they’re not (at ground level) in the soil, where there are lots of pests and diseases.” During the growing season, make sure they are fed and watered regularly.“I would recommend a balanced multi- purpose liquid feed. “If you want sweeter strawberries you might want to put more potassium in, but you need to be careful because any overfeeding of potassium, calcium or nitrogen could give you a problem. “Calcium can burn the leaves, potassium could potentially kill the plants and (overfeeding with) nitrogen, you will get 100% leaves and no fruit.
For the biggest harvests…
You’ll need plenty of space for a strawberry patch if you want a huge crop, and will need to plant numerous plants.Alternatively, you can grow strawberries in pots but because of the limited number of plants you can accommodate, your yield may be limited.
Possible problems
Slugs are a threat, he warns.“Last year because of the mild winter and the wet year the problem was slugs, particularly if you were growing strawberries in the ground.
“This year it’s been about keeping everything irrigated.As long as the plants have plenty of water, they will do well.”
Birds may also feast on the fruits, so it would be wise to cover your strawberries with netting if you need to keep them at bay.
As the fruits emerge, place straw underneath them so the fruits don’t brush against the ground and rot.
When are they ready to pick?

When they are evenly red, he says.“They don’t necessarily come off the stem quite easily. If the fruit comes off easily it may be over-ripe.”
Many types produce new runners after flowering, which create new plantlets on their own.
You can also plant different varieties of strawberries to extend the season – summer-fruiting types, perpetual strawberries which produce a smaller quantity of fruit from summer until autumn, and Alpine, or wild, strawberries, which bear small crops of tiny berries spasmodically during summer.
After fruiting
“De-leaf the plants a little bit, getting rid of the debris and dead leaves, and there’s no reason why they couldn’t be kept for another year,” he suggests.
Good varieties
How to grow
Strawberries which have received the RHS Award of Garden Merit include ‘Hapil’, which produces large red fruits and is lauded for its vigorous growth and is well- suited to light or drier soils and to containers; and the late season ‘Florence’ which has ‘exceptional disease resistance’ and whose large dark red fruits are produced in mid-July.
Plug plants are a good bet and are available in garden centres and nurseries from late spring onwards, or alternatively you can buy bare-root plants, known as runners, which look like root clumps, in late summer or early autumn, and again in spring. Plant in full sun or in polytunnels where they will be warm and won’t become damp, or if outside a raised bed or grow bag is a good option, Floor suggests.
