2. All services performed by others (inspection, testing, etc.) in support of the work shall be made available without cost to LCI. 3. Pricing is based on the uninterrupted flow of work in accordance with the schedule. Delays due to others is not anticipated or included. Any delay beyond the control of LCI, which affects the critical path, shall be cause for an increase in cost and extension of time. 4. The estimate is based on a one year warranty of the work commencing upon substantial completion or turnover of various areas to the owner. The estimate excludes all cost associated with extended warranties. 5. The estimate is based on the use of recycled materials to the extent that utilization of such materials and/or products is not considered a cost or schedule premium. 6. Owner shall provide full time material testing agency to expedite substructure installation. 7. Scope of work includes the use of a tower crane that will encroach upon the air rights of adjacent properties and the public way. We do not include any costs associated with obtaining the right to encroach, whether by legal agreement, cost reimbursement, or other means. 8. We assume this building does not require any provisions for seismic. 9. We include assisting the owner’s independent third party commissioning agent during the commissioning process. Division 1 General Requirements- Items Provided by Owner (Not Included in Proposal): 1. Surveys/current topography 2. Erosion control/environmental studies 3. Civil, landscaping, architectural, structural, mechanical and electrical design and drawings and design drafting as required. 4. Soil investigation 5. Utility companies service installation fees/excess utility charges (including temporary electric facility fee) and temporary/permanent utility consumption charges. 6. Monument sign, exterior and interior building signs (We include code compliant signage). 7. Sales office construction costs or relocation costs 8. Design contingency or owner contingency 9. Material testing and/or permits of any kind including parking meter vacancy costs. 10. Builder’s Risk/All Risk insurance premiums and deductibles. All soils encountered are considered to be suitable materials (suitable materials are defined as any soil material in its natural state which is capable of meeting compressive strength and compaction requirements required for building structure c. Soil boring reports were not provided, we exclude any structural modification which may be outlined in future soil borings that are not currently specified or engineered on the drawings. 2. We include minor dewatering. 3. We have included parkway tree removal but have not included any City of Chicago fees associated with removal and replacement. 4. Waste material from job site will be exported to general use dumpsite. Refer to cost control log for Sub Title D haul off cost premium. Sheeting and Shoring 1. We assume open cut excavation along all public walkways for grade beams and caisson caps. We do not include any sheeting, shoring or underpinning to accommodate any public utilities. Division 2 Earthwork 1. Site, building, and utility excavation are based on the following criteria: a. All excavations are limited to design depths only b.
